We're in our 40's, have 2 teenagers and are considering relocating to Lutz. Other areas on our radar are Jacksonville suburbs, Winter Springs, Longwood, Oviedo, and Altamonte Springs (we work from home so location is not an issue). Our kids are not opposed to the move; however, we would still like to make the transition for them as smooth as possible. Important to us are: good schools, low crime, affordable housing (4 bdrm homes in the under $300-350K range), diverse community and/or community that embraces diversity, elite (not rec) youth soccer clubs. For those of you who know Lutz, would you say that it has what we are looking for? Any other areas you recommend?

If you are looking at Lutz you should look at some other area's surrounding it too..Look at Wesley Chapel, Land O Lakes maybe Trinity...this is where we are looking
Our Max is 350k 4 bedrooms and 3 baths with an inground pool/Lanai...We have found quite a few nice homes so far..

Us too! We are looking for same thing. We have 10 and 13 yr old and are looking to move this summer. Our realtor is suggesting LOL, Wesley Chapel. Don't like New Tampa, taxes and CDD fees are really high and most homes go to Wharton HS. Not rated well. Heading down this month to check some place out. Will let you all know what I find. Swimmom, have you researched Bloomingdale/valrico area? It looks really nice with a lot of resale homes like we are looking for and excellent school districts-Bloomingdale HS and Newsome HS.

If you are looking in Jacksonville area, St. John's is really nice and nocatee community is really

We started to look at Valrico and I thought it was a bit further than I wanted to be..lol

I think the Cdd/Taxes in Wesley Chapel are very high Thelma I don't know if we are going to find what we are looking for in Wesley chapel and or Land O Lakes..Most of the homes do not have inground pool and Lani's and my daughter stumbled on New Tampa which I think looks beautiful and a little more Tropical...We miss the East Coast of Florida for that reason...

I agree, New Tampa does look beautiful, great location, and lots of homes like we are looking for. I know there are very few listings on LUtz and LOL right now and most have the pool and lanai but need a lot more work than we are willing to do! Hopefullly more will come up for sale in spring. We will find our piece of paradise, don't worry!! ����

Your right... and we were just saying some other locations although the homes have what we want, I really do not want to have to re-do a house and put more money into it...Its a fickle Market there...here in NJ real estate is really good but very little Inventory which I can't seem to understand since So many people are leaving the State...

We moved down from Syracuse, NY in May and found an apartment in Lutz as temporary residence till we figured out where we really want to be. Well, we love it on this side of town and started house hunting this past weekend. We found a great house in Land o'Lakes, just 10 minutes from where we are now, put in an offer and it was accepted. So I guess we'll be staying in this area!
A lot of growth happening and anything you need is just a short drive away. Other than the traffic, which is basically everywhere now, it is a great place to be.

Congrats that is awesome..We really like Land O Lakes my best friend lives there but we aren't finding what we are looking for in our price range...

You will love Lutz. Has pretty much everything you are looking for and is convenient as well. As a few others have said. Odessa, Trinity, Wesley Chapel, and Land O Lakes are worth considering as well.

What about cross breezes? Is the air going to feel more stagnant/muggy in these areas as opposed to anything closer to the coastline?
