It'll be less when you homestead. But it still won't be cheap and you're buying in a well to do area so it'll likely start rising again.

Yep, I keep saying this. Everyone thinks they're going to pay what the broker quotes them at or the amount the current owners are paying and then WAM, the amount you get is higher. a.lot higher. 2% of purchase price? How much was the home SW?

$5400 for a 3000 SqFt home - just for reference I have a 1500 SqFt home in Pasco, closed in 2014, taxes are about $2500, not eligible for homestead. My Long Island home is about 1700 SqFt - taxes are over 10K a year.

OP...even in the rustbelt things are going up. It is easy money for the politicians to spend, so why not? Expect it to keep going up. Nothing to stop politicians from doing their job.

I hope for another repeat of 2007 when it all crashed and my taxes went down about 300%. Home prices in my area have not come up like everywhere else.
