It's a gentrifying. It use to be rough, it's getting better note that South Tampa schools are not zoned for the entire area, I think south of gray. I wouldn't call it a family area, it's mostly being bought out by the university of Tampa, apartments for the college kids, and the occasional family that wants s Tampa schools. You can look at that whole north of kennedy area but south of grey or Cass I think it varies, but you would have the same dynamic it actually gets a bit nicer and more family friendly as you go west. That would be oakford park, basically east of dale mabry, West of Howard, north of kennedy and south of Cass.

What about the baseball stadium rumors? Long-term, won't that affect commutes?

I'm not sure how it would affect commutes unless there was a game during rush hour. The only surface streets around there that would be affected would probably be Kennedy. The Crosstown would be busy, but I can't imagine it wouldn't handle the traffic as it's not bad now at peak times. I-4 couldn't get much worse than it is now.

The lighting draw more people than the rays, they do fine. I also think the street car is part of the deal, they are looking at remote parking with the street car or some version of that trolley dedicated to them during games.

It sounds like if we want family neighborhoods but still not too far from the city and within 45 minutes of beaches, we may want to stick with Westchase, citrus park, or possibly the other side with Riverview area.
