Have been on the hunt for affordable houses to buy in Riverview. First time home buyer and entry level budget. Trying to avoid CDDs, but might consider. Any Reviews on neighborhoods or good places to look? Summerfield and South Pointe keep popping up but I’ve seen old reviews that they’ve gone downhill from too many rentals. Is this still accurate? Any help is appreciated.

Hard to say. Trying to get a payment around $1300. Seems like anywhere from $170-200k but it all depends on taxes/HOA/CDD.

Buying a house based on what you can afford in a monthly payment is tricky at best - it's like buying a car the same way, and just as risky.

More importantly, have you prequalified with a lender? That should be your first stop before you ever look at a property. It will also allow you to get a solid idea of what you can (reasonably) afford.

Yes. I’ve been prequalified. What I am wanting to know is the status of the neighborhoods in Riverview that are within my range. Summerfield,South Pointe, East Bay Lakes, etc.avoiding CDDs and if there are other neighborhoods to be recommended. Just have seen people respond with how much they love More expensive neighborhoods and wanted to eliminate those responses since I already know they are out of my price range.

Have you consulted a local realtor?

I guess you could try and figure this out on your own, but this is a situation where finding/vetting a competent realtor would probably be to your benefit, as they'll know the areas you're interested in and what the price ranges are.

I can't think of any other way to find the information aggregated in a way it would be useful.

(And yes, realtors, this is a situation where your services would be of value.)

Yes I’ve talked to realtors. They’re prohibited from steering buyers towards one neighborhood or another. I was hoping maybe some residents could chime in.

So clarify this for me:

You've found specific neighborhoods you're interested in that have homes in your price range? And now you're just trying to get some insight into those neighborhoods?

Something you might want to do while researching on your own is to look up the bylaws for each community and read through them. You expressed concerns about rentals/investor owned properties, and this would be something to look for in the bylaws. That is, many HOAs require that a property be owner occupied for the first year after a sale. That pretty much cuts the institutional investors out of the neighborhood.

Bylaws are online with the County.

Try Vista Palms Manors (lennar) in Wimauma. New homes start at 167,000. We have a friend that lives down in that neighborhood. Nice and neat with low HOA. Close to all necessary grocery shops.
