I've been scouting round for a vacation home near the coast and had a look round the South Village.

I know the surrounding area isn't too great but the security seems really tight and the properties are superb, along with the prices.

Any views ?

I know the prices are great right now...but getting into there is rough!!I am curious what people have to say too!!

I think rough is all relative.
If you look at the local crime stats Coquina Key itself rarely sees any serious crime and it's fairly easy driving in and out to avoid the nearby rough areas.
Surely if you use the same commonsense you shouldn't have any problem.
I've seen 1200sq ft condos overlooking the Bay for $120k.

You don't need to rush to buy -- Coquina Key's prices are not going anywhere. That area is a long, long way from being gentrified, so if you are looking for a quick flip you are mistaken.

Then again, you can get a 1000-1200 sq ft condo on Harbour Island for that amount or less. The St Pete South Siders on this board will probably now hop on here and tell us that Coquina Key is as good a neighborhood as Harbour Island... [rolls eyes]

I agree with chi-tino. Coquina Key is not that great and is probably not going up any time soon. Frankly, if I were looking for a vacation condo, I would choose one downtown. Last year there were quite a few real bargains there, this year many have been snapped up but I think there are probably still some good buys. Downtown is great, and I feel will only get better.

It depends what you mean by gentrified.
The immediate area outside the gates ( manned 24/7 with VERY strict scrutiny of people going and out ) seemed like pleasant suburbia to me with well-tended gardens and properties in good condition.
Anywhere up to Martin Luther King Drive looked okay and once you're on that you out of the place in minutes.
You can be in Central/Downtown St Pete in less than five minutes.
And again the crime map doesn't appear to reflect serious crime being committed on a grand scale.
As a secure lock up and leave 2nd home a short drive from great beaches and downtown St Pete at very reasonable prices it doesn't look too bad.
Does anyone actually have experience of any real incidents about the area they can outline on here ?

I have a client who bought a townhouse in there and he really likes it. He uses it periodically not as a main residence and just recently bought a boat slip in there. The complex is nice itself and yes the drive there does have some areas you start to question - but the complex and the area right by it is fine. You're also pretty close to downtown St. Pete and all it has to offer. You would have to drive there and see how you feel about the areas you drive through and make your own decision on your comfort level. But the complex itself is nice and priced well. The ones with direct view of the Bay are higher priced but they have an amazing view. Those with a partial view of the Bay are not as high and the ones on the canals without a Bay view are priced pretty well for a waterview. However, there are not as many for sale as there have been in the past and I will tell you that getting financing for a purchase in there can be a challenge.

True, from what I know about Waterside purchases will probably need to be all-cash due to the high number of delinquencies/foreclosures. Then again, that is true of many condo communities...

Actually the number of short sales and foreclosures are extremely low in comparison to many other condo communities - certainly in the South Village where I've been looking they don't come up that often on real estate sites.

The HOA is also extremely well-financed and secure.

There seems a lot going for this place.

Beautiful area that we nearly rented for a year until we saw the fact that the seas seems high there. When it rains the streets flood... We are employed and saw that a a big factor. Another thing I would seriously look into would do is visit and look at the maintainace of mold... very moist there IMHO.
