There is a big housing development near me and a friend was thinking of moving her family into it until she read the restrictions. Here are some of them:

1. They have to build a garage big enough to house all vehicles including boats and motorcycles. No vehicles are allowed to be parked in the driveway. I guess the garage has to be big enough to house the vehicles of visitors.

2. Dogs are permitted as long as they are under 20 lbs. This couple have a golden retriever they have had for 8 years. They were told to trade the dog in for a smaller dog.

3. The style of the house must be approved by the committee before it will be allowed to be built.

4. The yard must be kept cut and green.

There were other stuff but dang. If I am paying a lot of money for property and to build a home, I want what I want. They didn't buy a lot and ended up finding a place where they didn't have a deed restriction. I guess places like this, do the deed restrictions in order to keep out people they feel are not their kind of people.

Aside from #2 whats the problem? The lawn should be cut and green is a bad thing ? I dont want a mangy yard next to mine when Im selling or just coming home everyday. You also shouldn't have boats and motorcycles all over the yard and in the street. It looks TACKY. I imagine if they are custom building that their neighbors have spent a considerable amount on their homes and don't want slackers moving in and ruining the property value. If you don't have rules some people will turn their brown yard into a recreational vehicle parking lot. Sad but true.

In this day and age with the drought going on who cares about a green lawn. One deed restricted place is in trouble near Tampa because they were fining residents for not keeping a green lawn. That is insane when we are suppose to be conserving water.

The vehicles weren't being parked all over the place. They would have been parked in their driveway.

The home they were going to build was beautiful compared to some of the others in this place.

Just another way of keeping the wrong sort of people out. Like all the gated communities around the US. What next, make you weigh your kids and if they aren't the correct weight than little Johnny gets shipped out.

I guess that will be next...if Obama is taxing people who in his opinion are getting a bonus which was in their contract in the first place, and he didn't like it so he made the tax 90% on that bonus...so next time it could be the kid that is too fat .....but all the serious and/or kidding aside...I like HOA's and don't mind that violations are written about cars being parked in places they don't belong, for yards not being maintained and you don't have to move to a HOA community but if you do you shouldn't start whining...it is so good when people read their rules and regulations prior to moving in and than decide it isn not for them to move there.

I even give my tenants the rules and regualtions in their contract so they know what is expected from them before they sign and i never had an issue based on the HOA rules.

Not if you allow people to park their cars on their lawns. No one wants to live there. Good luck trying to sell your home or expecting it to appreciate in value if you neighbor refuses to cut his grass, pick up his trash, or paint his house hot pink.

When we moved back to Florida, I told the realtor that I did not want to look at any houses in neighborhoods with deed restrictions. It was a very simple thing to do.

I lived in one of those places in another state. No one could have a basketball hoop on the drive or a piece of sporting equipment for their kids to play with. We wouldn't want our kids out playing basketball. No, we would prefer them standing around the corner under the streetlights at night with nothing to do but make other residents feel threatened. Why would we want them playing basketball or jumping on a trampoline when they could be milling around acting menacing and thinking up things to do that are going to get them in trouble?

In my (non-restricted neighborhood, thank you very much) we still have a self-appointed "hall monitor" who calls code enforcement and tattles. I'm happy to live by the ordinances of my city. I won't live in a "planned community" full of Stepford people.

And as for those perfect lawns, frankly, we're going to need that water to drink. The days of your own manicured putting green are going bye-bye. There are lots of ways to landscape that don't require grass.

Ugh. I live in a non restricted neighborhood too thank God but we too have a " self-appointed hall monitor" and I am this close to running her over next time I see her! I have no clue why she is not a board Nazi ( and I say this as someone whose dad is one of those board nazi's elsewhere lol) in a gated community where she can snitch and dictate to her hearts content. As it stands now she has to live with just being able to get local dogs euthanized by complaining about the dogs being off leash. And yes, I know they shouldn't be but some of the dogs in the neighborhood do get out from time to time and most of us have been there so long we know these dogs from birth and have tried to reassure her that they are not bad dogs but she just freaks out anyway. Thanks to her two local dogs that were among the sweetest I have ever met were put down a couple of months ago. The owner spent a small fortune refencing over and over again but those dogs kept getting out to go visit neighbors and that was all she wrote. I swear if she ever comes near my monsters I will kill her and therefore ruin her dream of being dictator of Valrico.


But the pink houses people complain about? I hear ya. My gripe is with the mediterrean houses people are building in Valrico on roads like Mulrennan/Pearson that are entirely not in keeping with the area and are butt ugly to boot. I thought when I moved from S. Fla I could get away with all the varitations of orange and those awful spanish tiles but I see they followed me lol!

I hear you and up to a certain point I agree with you about the dogs, but do you know how annoying it is when you walk 2 dogs and one is over 50 lbs and 2 unleashed dogs come running up to your dogs and you try to stand there while you never know what can tick them off. We have neighbors over here with fenced in yards and their dogs have gone out over 30 times. So far they have never done anything and I'm not affraid, more annoyed since I don't all the times see them coming and I get pulled so hard by my dogs.

There is another side though...what about the many people, kids who have been attacked by a dog who "never was a bad dog"...and all they can say is "sorry" and the other have to deal with the consequences of being bitten or even have lost a child. They all have stated "my dog never did such a thing"....
