Selling in Spring Hill
I dont know if I can ask this on here.... anyone know of a discount realtor in Spring Hill. My 85 year old Mom wants to sell her house and we would like to get a break on the commission if possible. The house is pretty and looks just like a model inside, shes very, very neat! Home has a repaired sink hole though. If not, anyone know of a good realtor?? What about those places that say they will buy your home quickly?? Any help is appreciated!

I don't think there are any discount Realtors right in the area.
Home Discovery was trying but they didn't make it.
There will always be some agents that will negotiate down to 5% but you need to make sure of the advertising they will be doing.
The places that will buy your home quick will generally give you about 50-60 cents on the dollar.
If you wanted a quick sale you could price it at 80% of comps and probably get it sold
nearly as quick.
The market here has been leveling off pricewise but there is still a great deal of inventory on the market and the foreclosures are making it harder for the other homes to sell.

Mike... what about renting the house or rent to own. How would that be in the area? Don't know if the OP considered that but if she wants to leave and can't sell would that be an option?

Noticed on craig's website that there are tons of foreclosures in Springhill. Not sure what that's all about - seems like that area is hit the hardest.

So is it not even worth to put her house on the market. Looks like a dim picture is being painted! And if it is, can anyone reccomend someone they were happy with??

My house was for sale for about 18 months... nothing. Took it off the market for a while, put it back up. We are having our second person looking at the house today and we have had it back up for a couple months. NO houses are moving that are just regular sell unless you are giving them away. Seems everyone is going after short sales here. STINKS!

I know several S.H. realtors NOT to go with!! The one we are with now is the one we should've gone with originally. Their company begins with W. Can't post more than that here or it'll delete. PM me and I'll give you more info. Realtor Mike who posts here is a very good one w/same company.
Careful for crummy realtors. They cost us our upgraded sod, didn't answer their phones, didn't work weekends etc. etc. What a nightmare and it seems we've encountered all the bad ones. Until now that is!

The right realtor can make all the difference in the world, several years ago I wanted to sell, a new widow at the time I just wanted out of here, I had a gal I knew who worked for R. she came out and was very honest about what she saw that might turn people off, I corrected everything she saw, I am very grateful that she was honest and upfront with her remarks. I would gladly up my house up for sale with her in the future, only right now, I'm waiting with so many homes on the market the competition is too great and the prices are soo low I will not give my home away.

Can you sell? Yes, but it will be for a cheap price, or you'll need to be lucky, real lucky!
Spring Hill is still has about 2-3 yrs.(if we're lucky) to go before housing levels off !
The jobs, and rents in Florida don't support a mortgage higher then 100-125,000! The only way to sell for more then that is if a Northerner moves here with money from a sale up North. But housing is slow up north too!
I would say there are at least 10,000 homes that have been approved to be built in Hernando, that haven't even been started yet! And there are thousands of homes for sale, so your not alone!
But you'll sell if you drop your price enough.
Beware of renting, some renters can be destructive!
