So happy to read this post. We are going on our "grand tour" of 55+ communities next month and Valencia Lakes is the first community that we will visit. The community seemed so nice on the internet and I was hoping that we would not be disappointed when we get there.

I live in the older "Cypress Creek" development, which has a Sun City Center zipcode but does not fall under the 55 year old or older rule. The problem with Valencia Lakes and other surrounding communities is the HOA and CDD fees. From what I understand, Valencia lakes is one of the highest. Most new developments in the Sun City Center area have a $1500 + HOA/CDD. If this is a concern for you, then you may want to check the older neighborhoods which have lower fees. For example, my development does not have any CDD fees and I pay only $150 annually for HOA. You can check the local real estate offices for surrounding HOA/CDD fees or ask homeowners for their fees at for sale by owner

Extremely pet friendly - I see a lot of residents walking their dogs - I think a section of SSC has a dog park.
You can easily find a villa for $80k. Just have to deal with the HOA.

Valencia Lakes is NOT a CDD. The HOA fees are low and include a lot of amenities. Can't beat the fees for what you get. Plus, the other active adult communities charge more for fees.

Sun City Center
What is currently happening? I heard they are closing some of the golf courses. What about people who just paid a premium for golf course frontage?

Valencia Lake's HOA is approx $400/mo (currently just a little less due to non-gated during day and other amenities yet to be developed).

WCI, the developer, is having financial difficulties and attempting to sell three of the courses. Two of the courses have been closed (north course and executive course). There is ample golf available on the south course and king's point). The north course is on the older section of the SCC. Doubt if any compensation is given to homeowners who paid for golf-course lot.
Kings Point is in good financial condition, from my understanding. Their HOA has purchased a lot of the facilities and are maintaining them very well, IMO (I'm current visiting SCC-Kings Point).

My mom lives in Valencia Lakes, her fees are around $280/mo...there is alot included in those fees.

Bucfan, am I missing something here? Is Kings Point part of Sun City Center? Or is each area in Sun City Center on their own? Does the HOA vary from each area? Renaissance (sp) are they on their own too? If you pay golf dues for a membership which includes reciprocal green fees at a course that just closed what happens?
