Unhappy HELP I am a renter with a huge mold problem!

Hi...I am a single mom w/2 little kids. We are in an older apartment since summer, frame outside and plaster inside, tile throughout on floors. It is a duplex type, one of about 6 units on the property with oak trees growing over top so the unit is pretty shady.
About 2 months ago when the weather got colder we noticed a sudden and dramatic mold growth, at least 3 types on walls, window sills, window ac unit, floors, and all over personal items throughout the apartment as well as on the front screen porch. (Thick green fur on my leather sandals in closet, lots of stuffed toys, clothing and linens w/black spots, green and black mold on window sills and spots on walls etc.) as well as a VERY nasty smell throughout the house. So far I have lost items to the tune of about $1600!
When I asked the property manager on the phone if there had ever been a problem with mold, she told me no--yet when the handy man came out with his bleach bottle to "fix" the problem, he immediately told me they had the same problem with the other unit next door in the same small building. They blamed it on the tenants "not properly airing out the bathroom when they showered" and the landlady actually tried to make me believe that in our case it was caused as a result of having 3 people in a 1-bedroom "and we have a lot of stuff." This sounds ludicrous to me.
So far they have put in a bathroom fan and had someone come out and supposedly spray to clean the mold--but they left the big mold spot on the closet floor so they obviously didn't do a very good job. The mold immediately came back, only worse--it now looks like it is growing through the wall in the living room in a big patch about 2 to 3 feet square, as well as attacking the box spring on my bed and the leather knife covers in my kitchen drawer--not to mention small black spots on walls in every room. Every time I use the window heater the windows are completely covered inside with condensation so heavy it runs down like rain.
As of yesterday they came out and put in a dehumidifier unit and sprayed again--but when I came home today the big mold spot was STILL on the closet floor and they were unable to clean all the dark discoloration from the living room wall.
I have withheld rent for Jan and Feb and sent her 2 certified letters so far, requesting a professional mold inspection to make it livable if possible as I can't afford to move. So far I've gotten a sinus infection requiring antibiotics and both my kids have been coughing for about 2 weeks although they never get sick as a rule.
Here's my question: What do I do to protect my family, make them replace my damaged items, and get to a safe place?
Any advice would be much appreciated as I'm at my wits end. I've talked to the health dept in Tallahassee and they told me which statute to quote in my letters--but I'm not sure what my rights are at this point.

I am sorry to hear about your problem. I had this problem once many years ago in FL when I lived in a brand new dorm room at UNF. The problem wasn't as severe but I definitely got mold on my jackets, shoes, etc. Yours sounds more severe if it is infesting the walls and so forth. In my minor case, I was able to solve most of my problems by airing out on occasion and liberal use of lysol.

It sounds like your landlord doesn't want to help. I guess you could either fight him or move somewhere else. If you can afford a better place, that might be best. I assume you are busy with two kids and have better things to do than fight a landlord about what appears to be a serious issue. I'm not a mold expert but I'm also not an idiot- I'm not sure there is any way any of this could possibly be blamed on a tenant, unless you were growing mold cultures intentionally or something.

However, you may want to the dehumidifier a little time. They are effective at drying the air- you'll probably find that you have a great deal of water to empty from the thing almost every day. Normally, the AC system dries the air as well which I would think would help during the summer.

Good luck, and ultimately do what is best for your kids.

Thanks! You are right about the dehumidifier...coincidentally I had just checked the bucket because the thing sloshed when I bumped into it. Had been running it only a total of a few hours over 2 days, and the 50 pint bucket was well over half full.
Also sent an email to 8 on your side at the tv station...I know they can have a lot more clout than just one renter. Will be saving up my $$ and finding a new place asap. I'm pretty sure it's coming thru the paint on the walls in several places so I think the structure is probably infested.

Are you living in a resort in Wesley Chapel, famous for their golf course? i lived there for over 2 years with mold and we got health issues and moved out....the person who took care of the rentals who are owned privately but because it is inside the resort the owners have to lease it our through the resorts management company which is making huge profits of it, I told and complained many times...2 days after we moved out another family moved in without any cleaning...I have friends living there next door who never rent their property out and they and some other apartments/condo's have been remodelled.

Move as fast as you can, it is bad for your health!

Well, bleach isn't solving the problem - it only dilutes it. If I were you I'd try to contact a lawyer and get advice on what your rights are. A dehumidifier alone probably won't solve the problem (there is no good way to calculate the rate of dehumidification you'd need to process the moisture at different levels and times of day). You need to have the moisture and mold source removed. Until that time you will continue to have a reoccuring mold infestation. The only other advice I could give you is to try and hire an Indoor Environmental Consultant yourself to investigate and test your apartment. A lot of times though those professionals want to have permission from the landlord to be on property. Either way I (moving or staying) I would talk to a lawyer and get to know your rights. Also, make sure to keep in touch with your doctor about your symptoms. Having things documented like that are useful to your health and for other reasons that may come up along the way.

Another quicker avenue is simply to contact the local television stations and ask for their consumer advocate reporter. News stations love this kind of stuff. "Tenant forced to live in mold infested units while landlord does nothing" That would make the 6 o'clock segment.

You need to take pictures and have documentation of everytime you call in a work order.
I would tell them if they do not let you out of your lease, you will call every department of health that you can think of including your attorney because they are putting your life as well as your children's life at risk.
I got my friend out of her lease through the Better Business Bureau, but it was an apartment community.
