Driving time from Land o Lakes to West Tampa (Westchase: live, moving)

I will soon be moving back to the Tampa area and would really like to move back to the area where I was born, Lake Padgett. My job is in the western part of Tampa (Westchase) off of Race Track Rd and Countryway Blvd. It is 22mi from Lake Padgett to my office, but was wondering how long of a drive this is during rush hour. Is traffic in this area as bad as people on these fourms say it is? Any feedback would be great.

I'd say 35 to 40 minutes take 54 west to the Vets express south to Gunn hwy go west to Sheldon

I currently live off Hutchinson & the Veterans, I would take Dale Mabry to the Veterans to Hutchinson, to Gunn to Race track.
