Hunters Green and Grand Hampton
Hey All---Just curious what people think about Hunters Green area of Tampa?
Also, heard a lot about Grand Hampton, where is that about? Haven't heard about it.
Also looking into the Lutz area....any comments on these three sections? Just more looking for cleaness of area...I know Lutz is a nice area, good schools etc, but was curious as to the other two areas.

This is from what I heard...
Hunter's Green used to be nice. I THINK (I am not sure) they went condo conversion. But I also heard that the place is starting to fall apart...I leased to a woman that lived there and she was trying to get out (I used to work right down the street form there).

Grand Hampton is nice but it is on the county line of Hillsborough County and Pasco but just on the expensive property taxes side of Hillsborough County. You better look in Pasco and Lutz is partly pasco. Seven Oaks is very nice and in Pasco County.

Hunters Green is a master planned golf course community with a number of different neighborhoods consisting of primarily single family homes so I'm not sure what another poster meant by them going mostly condo conversion. Anyway, my inlaws live in Hunters Green and we visit them frequently - it is a beautiful community that we would seriously consider living in if it wasn't located so far away from my job.

Once upon a time there was an apartment complex in Hunter's Green, it converted to condos some time ago.

The homes in Hunters Green are old (25 plus years) If you buy a house there, expect to do some renovations. Grand Hamptons is just past Target shopping center on County Line Rd. I know of one person living there and like it very much. There CDD fees are high (around $2,000 a year), unlike Hunters Green. I don't know how much there CDD fees are. Check out Seven Oaks. They are in Pasco County (Wesley Chapel) and not too far from Grand Hamptons, taxes are a little cheaper, but there CDD fees are as high as Grand Hamptons, maybe a even a little bit more. They have a great club house.
During the housing boom, many of the apartment complexes within the master planned areas like Hunters Green, try to convert to condo's. However, only a few sold because the market took a nose dive.

Dont move here , the fees are high !! They will depreciate the house you buy , losing your resale value..On July third (yes one day before the 4th )our nations birthday on freedom..Regardless,of this , they enacted the 13 amendment , requiring us to submit vehicle registrations ...so they can track our vehicles and us ...This is against state Fl stat 119.0712(1-3)and federal law !!!U.S code 2721-2725 ...Is this Amererica??? I think big goverment is now big enough dont you ...After reading all this ,would you like to buy my house ???

Wow, that is bad...sorry to hear that. I know they have the vehicle registration in one of the communities that I have a house but it isn't mandatory, just if you want to receive a guest parking pass. If you don't register you car you won't receive one. Owners or renters will put their car in the guest parking all the time, that is the reason behind it and by having the cars registrate the have the cars on file so the guest parking can be for the people who have guests.....some HO misused the system and that is why they came up with this.

The CDD fees are high. They are just as high as Seven Oaks. I live in Tampa Palms. Our CDD fees are around $200 a year. I believe Grand Hamptons and Seven Oaks are around $1,200 a year. However, you have great amenities for that. Our "club house" is nothing to rave about. We have a nice pool, a few exersice equipments, an old computer, a dirty playground that has broken swings and run down tennis courts. Seven Oaks is a very family oriented community with much nicer amenities. I know Grand Hamptons club house is not as nice as Seven Oaks, but it is still nice. I know several people that live there and like it. Hunters Green, like many of the previous posters stated, is an older community. It is nice and they do expect you to keep your property just so. They are older homes, so you will need to renovate. They were build in the mid 1980's. I don't know much about Lutz. I think the homes are more reasonable. It has a different feel than the New Tampa area does. New Tampa has many shops and restaurants, one right after another. Traffic is bad in New Tampa. I don't think Lutz is as bad.

The CDD you mention for Seven Oaks is too low and probable the same for Grand Hampton...non gated is CDD approx. $ 1500.- per year and a yearly HOA fee of like $ 60.-...gated communties are having a higher CDD due to the roads are private and the gate costs, it also depends on the lot size.
Seven Oaks has a beautiful clubhouse and lower property taxes since it is located in Pasco County...Grand Hampton is just on the county of Hillsborough County which makes the property taxes way higher. It is all gated so I assume the CDD must be way higher.
