I have two lots in EP that are worth nothing now that i bought in 04, bought another lot on the water with a house that was just starting to be built. It really don't matter anymore, i'm going home.

So you are in West Port, then you are in Emerald Pointe, then you are not in Emerald Pointe and now you are back in Emerald Pointe.

It didn't take much work since I was in real estate for years and know the agent that was working with the guy that bought the Emerald Pointe subdivision and started the 1st home there.

No.

Springhill would never be as bad as Port Richey.

And homes were being built before 06 in EP. As my friend was building homes in EP in 05.

Is there a beach near Spring Hills. One you can get to and sunbath on??? My Daughter in law lives in Tampa and is telling me it is not there or not nice beach.

There is a small one in Weeki across the river from Upper Deck. It can get crowded but the water is fresh, clear and spectacular.

The other one is pine island. Bigger, but still small and it gets crowded too. Both are nice I think, just small.
