Our situation is somewhat unusual.

My family (wife, two young sons, and I) have lived overseas for past 12 years and are likely to be here for several more. But we usually spend summers back in states.

For a number of reasons (real estate prices, looking to future, etc.) we are thinking of buying home (condo, townhouse, or single family) stateside. Tampa area is at top of list of places we intend to look and will be visiting there in June.

Ideal arrangement would be somewhere that we could rent out during the winter (to students, snowbirds?) and use ourselves from June to September.

Can probably spend up to $200,000, but would like to find something closer to $150,000. Maybe 3 BR, 2 bath.

Does anyone have thoughts or suggestions about such an arrangement?

My gut reaction is "that is different". I suppose there would be a small market for a snowbird rental. I was not going to respond, because I thought a realtor would respond. I would think that snowbirds would own their own place.

If I were you, I would call a realtor and ask them if your idea is something that would be needed.

I have heard of people renting their homes during the times you are looking to rent, but to vacationers. I would be leary of that because I would not put anything of real value in the home because things tend to walk away. You would have different people every week and probably weeks without vacancies.

Realistically, you are not going to find very much for $150k, even in this depressed market. Townhomes can go as much as a stand alone home. Condo's, you might find a 1 bedroom. Have you researched the market? Did you see property for the money you are looking for, in the right area you want? You probably could buy property for $150k, but you may not want to live there yourself, then to think a snowbird would live there? I don't think your budget is big enough. You did not say where you want to live.

I wish you luck. I would suggest calling a realtor.

I just checked an online website, www.tampa4u.com

I live in Tampa Palms (New Tampa area), and I checked to see if there is anything within your price range. There were 2 homes. I don't know the condition of them, but one is a 3 bedroom, the other is a 4 bedroom. The 4 bedroom looked real nice from the pictures. So, there are probably some homes available, just not a whole lot. I also suppose it depends on where you are looking.

Snowbirds do rent houses and condos for anywhere from a couple of weeks during the winter to 3-4 month periods of time (usually in Jan., Feb., Mar.). Snowbirds will most often look for a rental in a convenient location and one with a reason to be in that particular location, such as water nearby, theme parks, fishing, cultural attractions, quaint area, etc. Realtors often handle rentals like you are asking about. There are also "vacation rental" websites. If you do a search I'm sure you'll find some. Craig's list also has a section just for that. Of course, you're not going to find very much regarding FL right now because winter just passed. Sept, Oct., Nov. are the times snowbirds start to look for a place to rent in FL. They then will put a deposit on the one they choose. If a snowbird really likes their rental they will sometimes go back to the same one year after year as long as it's available. (That would be great for you!) Good luck with your decision.

I'm a snowbird and I would love to rent your house for 5 or 6 months every year if the rent was reasonable. The biggest thing is finding the rent tenant but you could use an agency I guess. There are many of us that are clean and responsible and can do small repairs but don't want to purchase in case of storms etc and damage. I'm trying to decide to buy an mobile home down there but would much prefer to rent if I could do so 800 to 1000 a month. I agree if you have something super valuable put it away, video the place and have them sign a lease if you don't know them and ask for references .
