Seminole area
Hi Everyone,
I just returned from a trip to gather relocation information and found a condo at Beachway Condominiums in Seminole. Does anyone have information about these condos or this area in general? They are off Seminole on 70th. Thanks!

If you are renting there, they are in a not bad location, pretty safe. If you are thinking buying, I don't think they are that great. Look nice but condo conversion for sale during peak and struggling now to sell. They don't have a lot of space and construction is not brilliant plus I think there are a huge amount of rentals in there.

Thank You for that information. I'm looking at a 2/2 and it is just under 1100sq ft. I like the look of the building and the roof, and the fact that it is in a no flood/no evacuation zone. Seems like there is a lot of bargaining room too. Didn't seem like any rifraf either. Any other thoughts? Thanks again!

I'm having problems pulling up the Pinellas County hurricane evacuation map right now....you may want to double check on the evacuation zone. It would surprise me if any part of Seminole is outside the evacuation zone entirely. Where you are looking may not be the first tier, but I would expect azll of Seminole to be in an evac zone.

Not true a lot of Seminole and unincorporated Largo/Seminole south of Walsingham is not evac zone.
Doesn't mean if a big one hit we would not be affected of course, but we will not be hit by a tidal wave or storm surge.
As for the condos, if you are ok on the limited storage, then go for it. How much are the condo assoc fees, and do they include coverage for reserves and if so, is there much of a reserve in there? I'm not sure they have maybe had time to build that up. Rif raf comes in all shapes and sizes so hard to say on that one. A good question would be how many are owner occupied and how many are transient rentals. Communities are always tricky when there are a lot of renters, they don't care about the place so much. I know many do, and many have to rent, but many simply have no financial attachment to the place and that has an effect for those who do. I would hold out for the lowest price, rather than take 'incentives'. Whatever they are asking, it's probably too much check tax records for recent sale prices.

I know exactly where these are - not a bad location, but be sure to check out the ratio of units that are occupied by owners versus renters. I think the best ratio is something like 80% owners, 20% renters. These were built as apartments, I believe and then went condo. My sister's condo in Palm Harbor requires that the owner reside there at least a year, before they can be rented out.
When home prices were high, they were asking over $160,000 for these - now they are stuck with them and have dropped the price. I myself bought a condo conversion in 2006 - it didn't work out for me, I now own a villa (one-story). It's more like having your own house. Plus I have a fence for my dog.
Check out ziprealty.com or lipplyrealestate.com, and see what else is available in the area.

I am selling my Mother's condo as she recently passed away. This is a great location and 90% of the units are owners. The place also has great reserves. The location is very convenient to shopping, golf course and beaches. Only thing is it is in a flood zone. With the $300.00 a month maintenance you get pool and yard care, basic cable, flood insurance paid and homeowners paid. The unit has a club house and a gym. It is located at 9000 Commodore Dr Unit 207 Seminole FL 33776. The condo is Bay Harbor Club.
