Question Rental Restrictions?

Hi,

Does anyone know of a list of rental restriction ordinances for the barrier island areas west of Tampa?

We are looking for a place to purchase somewhere along Gulf Blvd. Not yet sure of the exact town/city, nor whether house or townhouse/condo. However, for the times we are unable to be there, we would like to be able to rent the property.

Im assuming that youre talking about Pinellas county? Gulf Blvd runs from St Pete up to N Clearwater beach... there's MANY towns/cities between there including St Pete Beach, Sunset Beach, Treasure Island, Madeira Beach, Redington Beach, Redington Shores, Indian Rocks, Indian Shores, Belleair Beach, Sand Key, Clearwater S Beach, Clearwater N Beach,

I am sure that each city has its own rental restriction ordinances. Sorry Im sure this wasnt much help lol

Rental restrictions will be decided by the Condo Association or HOA. Its going to depend on where you buy. Most places will only allow long-term renters with the rental periods no shorter than 6 months or a year. It all depends on the community.

Condo Associations and Owners typically do not want "weekly vacationers" running all over the property and lowering the property values. Thats what motels are for.

It all depends. Agreed it does depend on the HOA, but also some communities such as Dunedin have restrictions. When we rented at clearwater beach most of the upscale condos were monthly minimum rentals. Most of the beach areas have 1 month minimum and many will try for 3mos. in the winter

Some cities, like Tierra Verde mostly don't allow anything less than one year, then all the main beach resorts have varying applications, some are min 1 night, some 3/7/14/30/90 etc.
Most condos on St Pete Beach and Clearwater are around 7 nights on average, but there are some less. Sand Key has hardly any short term rentals. Parts of the Redingtons are very residential single family and don't allow less than 90. Carlouel (north Clearwater beach) has a min 30 day which many absent owners flout and it has been and probably still is the subject of litigation by residents and the city. Indian Shores and Indian Rocks beach have a lot of nice condos that are good to buy for short term rentals, but some are 30 day min and they are tough to rent outside of season (jan-april)
It may be easier to use a realtor in your quest, but not necessary if you don't want to, just makes life easier, as those of us that work on the beaches, know many of the buildings and can give you an idea of what condos have units at what prices and know their short term rental restrictions.
There are certainly a huge number of short term rentals, including one bedroom one night minimum condos at Indian Shores for around $90K and two bedroom townhomes with min 1 night at around $200K or less (can certainly be obtained for less I'd say just now). There are two/three bedroom beachfront condos for under $500K with 7 night rental possibilities. A recent IndianRocks Beach condo sold for $300K two bedrooms/2 bath 7 night rental, direct gulf front 1000 sq ft. There is plenty to choose from.
