I am 61 years old, will retire within next 5 years. We plan to move to Tampa area after retirement.

Plan to buy a small single home, so I can do my gardening, close to mall so my wife can go to walmart and not too far from the ocean so the kids can enjoy whenever they visit their grand parent.

I plan to buy the house now because I think this is a good time to buy it, hopefully, I can find one around 200K and no mortgage.

Seems to me that all of the houses in development are under HOA and the HOA fee is quite high.

Please let me know your pro and con:

1. Shall I buy now or wait for few more years ?
2. If I buy now, can I lock it and just use few weeks per year (during my vacation and maybe my kid vacation).
3. What is the average HOA monthly cost?
4. What is the best area to live for a retirement couple?

Anything you can tell me are greatly appreciated.

My suggestion would be Tarpon Springs or Palm Harbor, and even some areas of Dunedin, but my #1 choice would be Tarpon, fewer HOA'd areas, close to the beach and generally just a beautiful quiet area.
You can lock it or rented seasonally.

Generally speaking the more amenities (clubhouse,pool,tennis courts,or gated) the higher the HOA's. Also if the community is villas or townhomes on waterfront the HOA's can be high.
