College graduate, thinking of moving to either St. Pete or Clearwater. Leaning towards Saint Petersburg (seems more affordable)

Single, no wife/gf, no kids. Under 25.

looking to purchase a decent 2 bedroom condo/small house after renting for a year or so. Went to State college, so not much in terms of student loans.

What number would you say? $40,000 enough to live good down in the Tampa area?

Of course you can live on 40K.. you can live on 20K if you have to, the problem is going to be finding a job. You can live quite well on 40K unless you have a car note, credit card bills and student loans to pay off. You can rent an apt for less than 1K so you figure how much you need to live off of.

depends on your lifestyle, materialistic needs, etc. -you should also start saving for retirement immediately, imo since not many companies offer pensions or adequate retirement plans -

if you live beneath your means, $40k is definitely adequate

I have lived in the area for over sixteen years now ( not by choice I may add ) I have never been in the over 20k income bracket. I have managed to live comfortably the entire time. If you will be making that much ( which I consider high for the area ) you should be able to do fine, unless you expect to have a McMansion and three cars. You should do fine.

I instantly saw that figure and said no way, but if I got rid of all the crap that I dont really need, then I could see doing it. I know people that are living off of 40K. they dont own homes though. I am sure it is possible, but not in a desireable area for a single guy under 25. I would consider renting for a year (or more) if I were you. I am 26, bought my first property at 23 in savannah, GA. I now live in tampa and am enjoying the perks of renting while a manegment company handles my home in GA.

as a 26 year old single guy, I am more then happy renting right now, and thank god i didnt buy. the area that i thought i was going to love before i moved to tampa, I now hate.

Is $40k/yr still valid today? I’m in the exact same situation, except l will be finishing up at USF.

I would say no, because since 2009, there's been a lot of inflation with housing/apartments and home/car insurance in this area. A 1-bedroom apartment is prolly gonna run you the better part of a grand a month these days. And I'm seeing house prices on this website called "Zillow" (whatever that means) upwards of $200,000 for relatively small places even in impoverished neighborhoods.

When you factor in other inflationary expenses like food and shoes etc., $40k is livable, but it won't be a great living.

You can do it in west Pasco. Homes rent for around 500 to 750 smackers a month. Apt rents are much higher at around 750 to 900 for a one bedroom. In Tampa you would never rent a home near 500 a month.
