Valencia Lakes HOA fees??
Can anyone tell me what the HOA fees are for Valencia Lakes in the Tampa area? Ive searched with no luck.
I am considering going to Tampa to see the community, but I have to make sure its affordable for me first.
Also, if you know, please tell me what it includes, and are there any fees I may NOT know about?

HOA and Gated Communities are Bankrupt
My community in the Tampa Area, "Tampa Bay Golf and Country Club" has gone bankrupt. This problem seems to exist all over Florida. The bankrupt developer is doubling our fees. We do not know what to do.
Anyone got some ideas?
Real Estate Firms and sellers are in violation of the law if this info is concealed from buyers.

Currently Valencia Lakes's HOA is approximately $370 and I believe it is expected to go to $400 ($407) due to completion of clubhouse and other facilities previously unavailable. I'd recommend you contact sales - search glhomes.com on google.
Things included are basic cable, exterior insurance, clubhouse/fitness center (huge facility), monitored security/medical/fire (like ADT), lawn maintenance are what I can think of right now.

I think you have to work with your sales person at Valencia Lakes, they seem to be different depending what yype of home or section of the community you are living in, but my mom has been living there since 2007, and pays $285/month; she also told me that the villas ownere pay more per month because fo the maintanence of the villa itself, etc.
Fees inlcude everything BucFan mentioned, which really is good, considering the beautiful landscaping they do for each home, and ladscaping maintainance of the homes and entire property, the nicest Social/Health/Fitness/Pool center I have ever seen in a community(its like a 5 star resort over there), etc. My mom is on the welcome committee by the way, and an active member of the singles community.
