I want it i want it! haha. We are looking at areas in Tampa/Clearwater area to live... we are moving from NY and arent sure what spot would be the best for us as well as our kids/dogs etc.
Do you have pics? whats your asking price?

Sorry to say this.. but WHY do people buy houses before their old one sells? Its pretty obvious that the FL market is tanking( most people want out, not in) so why do it period? The papers are full of stories of people who did exactly this- bought a new home before their old one sold and bam- two mortgages.
I'm sorry to sound nasty... but seriously....

not nasty, just honest. Not offended!
Because if the house doesnt sell we can rent it out easily. so then bam ...one mortgage covered.
By the way, off subject, but I hate it that the word MORTGAGE has a "T" in it ....because no one says the "T" ....now why is that?

Animals are out of the house when showed ....house is spotless(my husband says I'm a little ocd w/ the cleaning!), shows beautifully.
Is it because it is end of year and people are tieing up loose ends before house shopping? ...It's in a great location, close to everything.
Is there something I'm missing? When it shows I have candles,lights, flowers(from the awesome backyard garden), and everything in place.

It is not necessarily your house. Right now there are over 10,000 homes for sale in Pinellas County alone (and another 7,000 condos). Your biggest problem is the competition. When I am showing buyers homes to look at we have so many to choose from and you can only show 10-15 a day (though my record is 23 homes in a day) and you have to pick and choose what to show, or your client is telling you what homes they want to look at. If you home shows as well as you say, the only thing you can adjust is your price. If you are at your bottom price, there is not much anybody can say except cross your fingers and hope the right buyer comes along. On many of our listings, when a buyer comes along, we try very hard to make their offer work, even if the first offer is much lower than our client is willing to sell for, as you don't know when another buyer will come along.

That's insane!
We are glad we bought a home and not a townhome or condo 4 years ago. It seems they don't sell as quick, but I could be very wrong.
What price range are most people you are guiding shopping in?

by the way 23 houses in a day is amazing!

Price it to Sell
Many people are trying to get prices that houses were worth years ago but if the house is priced right then you will sell it. Two of my neighbors have had their houses sold within 2 weeks of being on the market. It was priced to sell nowadays.

You are correct in your 40,000 listings, if you add in Pinellas, Hillsborough, Manatee, and Pasco counties...my number of 17,000 was only Pinellas county. I agree with you about your purchase of a home...sales are much stronger right now in single family homes than in condos/townhouse...so many available, and many were bought by investors just hoping to flip them for a profit. My clients these days are mostly pushing in the $250,000-350,000 range or the $500,000-$600,000. However, all of them are looking for bargains and firesales. At the same time, when a home/condo is priced right, it is still getting sold. One of my clients had missed two full price offers on condos...they were priced great, and everyone looking for that type of place jumped at the "bargain."

for some reason I thought more people would be in the 150-200 range!
....wish they were!!! =) The tricky part here, is we get people interested and then they don't have financing to back them up. BUt over the last few weeks it has been quiet. I am blaming that on it being the end of the school year.
Well I'm glad sales are strong for homes, that is in our favor. I have a friend whos townhome has been on the market over 12 months.
