and congrats on the sale?

well, we are sticken w/ owning. We like to own!
Kelly, we each have our own personal choice on that. If the market was more stable, you'd definitely be right~owning is the best option. But you probably know that what's happened recently is people have bought homes at overly inflated prices and now they've lost equity in their home. It's just not always a good time to buy and the past two years are part of that time.

yes I know a few of those people(w/ overly infalted prices and what-not).
I was surprised the hear when we were buying that people were buying homes that appriased for much less then the settling prices and the balloon mortgages are another scarey thing. So I can see how people think it's not an awesome time to buy, but after renting in my college years, I'm never renting again. I want the freedom to do what I wnat with my home and the only rules in the home are ours. I understand your logic though.

Kelly, I 100% agree with you. I can certainly understand that for some people's circumstances, it might be better to rent. But for me and hubby, it is not an option. From my teenage days, I wanted to OWN my house - I love doing whatever I want with it. Also we have a lot of pets, making it almost impossible to rent if we wanted. But last, we buy modestly and within our means, and I would never overpay for anything in any kind of market.

yup! I agree with you! It's fun to play house!
....we buy and live modest as well! We are almost in a spot were we will own two homes, but that will be short-lived, so it will work out.

Default 150-200K range

....wish they were!!! =) The tricky part here, is we get people interested and then they don't have financing to back them up. BUt over the last few weeks it has been quiet. I am blaming that on it being the end of the school year.

Well I'm glad sales are strong for homes, that is in our favor. I have a friend whos townhome has been on the market over 12 months.
Unfortunately, many of the buyers in the under 200K range have not had time to establish a great credit history and financing is an issue. A year ago, the mortgage companies were still falling all over themselves to give anyone a loan, but with many of the questionable companies going belly up because of those loans, it has become much harder these days for those with a smaller credit score to get a loan and many buyers don't realize this until they try to get a loan.
