As a realtor, I show A LOT of homes--- and every time we go in one with a converted garage, my buyers say, dejectedly, 'Oh. They made it a room.'. I've only sold ONE with a converted garage and the buyer was making plans on how to dismantle the wall so he could get his 2 car garage back while we were still at the closing table.

Interesting. Here in Kansas, I see lots of houses converted garages into extra rooms. I dunno why. I know when I lived in Texas, it was not common.

Hopefully, Kamper has heard the overwhelming response to leave the garage as a garage. Those who don't live here need to understand we have very few basements so that storage is also important for lawn equipment, bicycles, etc including vehicles. Couple that with daily rain in the summer and no one wants to run to get into or out of a vehicle. I also worked recently with two couples that rejected larger homes because they weren't practical for their needs even though the homes fell within their price range. If you're going to sell in the near future, you're better off repairing anything that may not be working correctly, make only cosmetic improvements, and declutter even if it means paying for offsite storage.
