Does anyone know anything about Ivy Lakes in Odessa? On the internet it says it is an upscale gated community but it has no CDD so I am not sure how upscale it can be. I also can't find info on if there are any community features, pool, playground, etc. Any info would be appreciated! Thanks!!

It's a large, and relatively new master planned community (2003). I think there were 6-8 different builders. There's not a lot of retail in the area, but it's growing. A Super Target opened close by recently. The community is located very close to the Suncoast Parkway just west of SR 54 which makes the north/south commute convenient. It's also near the Suncoast Trail, which is another great place for people to bike, run, walk, blade, etc.
The community has parks, playgrounds, soccer, basketball, and obviously, Ivy Lake (I don't think there's a community pool). One of the negatives (IMHO) is the developer pancaked the whole area (removed almost every tree). This happens a lot, it's not just at Ivy Lake. It's going to take many years for the trees to grow back. From the MLS today, there are 37 properties on the retail market from $172,900 (2/2.5, 1200sf townhouse) up to $775,000 (6/4, 3899sf single family home). Also, one of the CD members, PoohCorner, moved to Ivy Lake earlier this year (maybe June/July?). Maybe you could send him/her a DM and get a resident's view. Hope this helps! P.S. I have a friend who lives in Ivy Lake Estates. They built a large home (over 3000 sq feet with a bonus room) in 2003 in the second phase. They paid only $315,000 for the house and even in this bad market would get in the low $400's for it, probably more. They love it there, they are very social people and there are always parties going on with the neighbors. There is no community pool which she said is one negative, but they added a pool on to their home last year. There is a gate but it always seems to be open. Its nice in there, I would like living there - the only downside is its a bit of a haul from Tampa and we like to be close to everything.
Like the previous poster said though, its growing a lot out there. There is a lot nearby that was not there a year ago. We contracted to build a house in that area last year in nearby Stonegate by Southern Crafted Homes but the market took a turn and they were way overcharging us for the house. They are shady. Stay away from that builder at all costs. We lost our deposit which was hefty. Good luck in your decision. |

Ivy Lake Estates is a Gated community in Odessa. It is located in Pasco County, just over the Hillsborough county line. It is part of the Suncoast Crossings Developement. It consists of 551 single family homes and is made up of three neighborhoods. The Waters Edge, with homes that surround a 90 acre lake as well as homes on conservation lots. The Eagles nest with homes that surround a (approx) 45 acre lake, as well as homes on conservation, and standard lots, and finally the Palisades, with homes on culdesacs, conservation and standard lots. The community has a 2 acre park with sand volley ball, soccer field, basketball court, covered picnic Pavillion with restrooms. The community also has a smaller "tot lot", play area. The schools are Longleaf Elementary, Charles Rushe Middle School, and Sunlake High School. This community has no CDD fees. It does have an HOA. There were three main builders that built in this community and one custom home builder. The location has easy access to the Suncoast Parkway and approx 21 miles north of the Tampa International Airport.
