Moving to Royal Highland (Bayonet Point, Hudson: housing, rent, jobs)

I am moving to Royal Highland in the near future, I have two children one 14 years and the other 8 years old. I need to know about the school system in this area and also about the job oppertunity. I am currently in the military and will be retireing soon. Thanks for any information.

The schools are very good for Royal Highlands.
My daughter just finished at PinGrove and is moving up to West Hernado Middle.
My son just finished at West Hernando and is moving up to Central H.S.
If your 14 yr old is going into HS you can try and get into the Jr. Navry ROTC.
It was the #1 Jr. Navry Rotc in the country last year.

What type of job will you be looking for?

If you are looking in the health field Oak Hill Hospital actually butts up against Royal Highlands.
The new medical center is about 10 minutes away and Bayonet Point Medical Center in Hudson is about 20 minutes away.
You won't have any problem finding something.
As far as the school system I am sure that will be no problem either.

The houses can be diverse in Royal Highlands ranging from 1200 sq ft up to 6000 sq ft so of course the prices will vary widely.
The nice thing is all the lots are at least 1/2 acre.

I live in Royal Highlands in the area closer to the hospital and Withlacoochee River Electric. I am on a paved road and drive nothing but paved roads to get to my home. All areas of Royal Highlands are not as fortunate and there is a great backlog for paving - when it will happen is very uncertain as it has been promised for a LONG time. Also, we are fortunate to have cable but I BELIEVE but am not certain, that a good portion of the areas of RH do not have cable access. Either way, be sure to ask beforehand if it's something you aren't willing to consider.

There are a number of resales available in my area. Homes do vary in size and price but there are quite a few custom builder "spec" homes in my area, all on a minimum 1/2 acre lot which have never been lived in. I think you could probably get a steal in this area right now. I see a considerable amount which have been in the market for a while.

Do your homework on the area, jobs, schools and housing so you know what you're getting yourself into here. And keep in mind that homeowner's insurance in this area is near impossible, if not impossible to get from anyone other than the insurer of last resort, Citizens. I can tell you that my HOI is running me $3700 with flood insurance incuded.

In the Highlands there are 63, 4 bedroom homes available from $166,000 up to $415,000.

If you cut it down to homes built after 2004 (this will lower your insurance a good bit) and over 2000 sq ft of living area you still have 36 homes ranging from $185,000 to $386,000

There are also some smaller subdivisions right in that area around the Highlands with similar homes.

Just to give you an idea on the insurance, I pay $1900 for $336,000 in coverage.
I know someone else that is paying that much for half the coverage because it is a few years older than mine.

Is royal highland a flood zone area.

There are over 11,000 parcels in The Royal Highlands and I would say that less than 5% are in a flood zone. It is not a big issue at all in The Highlands.
Of course before buying any home that would be one thing to check for.

Royal Highlands is on the west side of US19 and I live on the east side closer to the gulf and I am not in a flood zone but then again over in Ridge Manor which is about 15 miles further inland you have many areas that are flood zone.
