Default Costs entailed with buying land to build on??

I have played with buying my own land and building my own home. But, I need to weigh the costs of either.

When you buy land, what exactly do you have to do to make it livable? How much does it normally cost to run electricity, city water, sewage, clearing trees and anything else to make it livable?

It depends, where are you building? Do they have city water and sewage or do you have to dig a well and septic? Is it a road with services already that you just have to hook into? Or up the side of a mountain where you have to pay have it run out to you? What county is it in? They all charge difference rates. Some counties have people that do that that you have to use, some you have to hire your own that meet the licensing requirements. The best thing I can suggest to you is to call the county court house, ask for county inspector, talk to them before you do anything. Then call some general contractors, get some quotes and time frames. They are the experts, they would know more than anyone what costs and requirements are involved.

a general idea in elizabethton of water & sewer would be 800 - 1,400 for water tap, 1,400 - 2,000 sewer tap.
now add in labor & cost of materials
