Van Buren County, TN
For everyone out of state looking to purchase houses or property in Van Buren County. Please don't forget about the other available houses that are already built and up for sale in the city limits and the county. There are plenty of them but it seems everyone moving into the county wants to purchase from Hawk's Bluff. There are other great options available. Many local residents are selling their homes and are having a hard time due to the new subdivisions being built. The prices on already built homes with or without acreage in the country or city are great. Consider the little people too.

I have looked at homes that were already built. The prices were a little high for what you get. The realtor told me that one property I asked about was priced 50K over what he thought it was worth. When you buy land, you can put the house that you want on the property. Most people leaving S. Florida want custom homes that will be build to accommodate them as they age.

Van Buren County
I moved to Van Buren County approximately 22 years ago from Tampa, Florida. I currently have a house on the market for a year now. Moderator cut: post the details only in classifieds, please It is below its value and I am still having trouble. I do understand about wanting to build your own though. I had mine built 14 years ago.

She is right. There are alot of homes in the area for sale other then Hawks Bluff. I just completed my house in Hawks BLuff, I love the home, but building a home is alot of work and it would have been nice to buy something and be done. Alot of building going on now in that entire area, I hope it does not get out of control. Also in the City of Spencer there starting a building dept, so if your going to build you might want to get started. Fees and permits in City started and you know the county will follow, for that money.

After several months of research & homework my husband and I are about to close on a Bledsoe lot in Hawks Bluff. We are very excited to do so...Is anyone in the forum aware of another message board to communicate with the new property owners? Thank you in advance - infanely@bellsouth.net

How's the Florida house selling?
I know......in 5 years the Fl market will be back, in the mean time you got alot of money tied up in a loss rather than earning 5%.
Good move....more people need to take your advice.

Selling in florida is not as bad as people think. Area's sell.
And the time you bought your home. I have own my home for almost 8 years and have alot of equity in my house. It a none loser for me. But everybody is different.

I sold in So.Flo 10 years ago for 99k. took a year to sell.
Just checked my old house, listed for 159k.
There were alot of homes for sale when I sold mine, something like 30 out of 100.
Today, in my old neighborhood? 60 out of 100 for sale.
Good luck.
Real Estate appreciates 2-3% per year over inflation which runs 2-3% per year.
6% profit on a home that requires constant $ attention? Not a "good" investment.
Still disagree? Buy my house as an "investment". You can't lose.
