We are 1 exit from the Willow Ave exit. Exit 280. There's a LUV's truck stop there. Nice new place. It's about 15 miles into town from I 40. It quaint, quiet, nice and everyone knows everyone. We get less of the severe weather that the valley gets. Storms seem to arc around Jackson County. I've been here 17 years. I'm originally from Michigan.

We do have two houses for sale right on hwy 56 we just listed. Very few house go up for sale on 56. IDK if they are waiting to see the boom once the road gets widened or what. Although it is very nice living here. I think thats another reason. We also own 2 other properties here.

We have to move into a bigger house so I can watch my dad and help my mom with him. He's almost 90. Moms a younger woman at 73. He gets around good and is in no way nursing home material. He just doesn't like to eat much and I have to tempt him. We also have horses, chickens, ducks etc and we need more land with a bigger house.

I'm trying....TRYING to get my hubby to sell our other place with 30 acres. So far no go. It was his grandpa's farm. I hate that land. I won't live there again. Nothing wrong with the land. It's just that so many family members think they can say or do what they want there. I'd love to sell it outright to a non family member. Ok, I'm evil.

I know it's not for sale(yet) but what part of Jackson County is it in?

Right near Avery Trace Market and Old Gainesboro Grade that goes straight into Cookeville. Hwy 56 turn on Flynns Creek. About 5 miles down the creek you'll come to Flatt Cemetary at a curve in the road. The road is right in front of the cemetary. Boyd Flatt Lane. Our land starts at the forks in the road and follows the left side. When you see the one and only neighbor on the right. The land starts at the 3 Black Walnut trees and goes staright up the hill. Those trees are almost at his driveway. The end of the road and up the driveway are all ours too. Spring fed creek that did not dry up even with this drought. All the bottom land across from the neighbor belongs to it as far as you can see.

It has city water the whole length of the property, a 1500 gallon septic system, phone service, electric service.

My husband and I are looking to possible move to the Cookeville area. We have a daughter and are looking for a minimum of 20 acres with a house and a barn. The house needs to be liveable but we don't mind doing some work. My husband is a contractor and can do the work himself.

The only problem is I have to wait for my house to sell. It's been on the market for over a year, the good news is I was given a contract today. (Hopefully this one will go through). We've never been to the area and when the house sells will be making a trip to Cookeville to check it out.

Any information you can give me on the area or opinions would be great. If anyone has property for sale, we're interested, we just don't have a whole lot of money. We are looking to be about 35-40 within driving distance to Cookeville.

We would also appreciate any info on the area schools.

Hello folks, just found this forum. My wife and I bought an acre just outside of Cookeville after visiting and falling in love with the country and the people. We live in California and can't wait to get out of the weird people and traffic.

My wife and I are also in California (Sacramento area) and we did the same as you. We bought a 4 acre lot near Monterey, TN (between Cookeville and Crossville). I totally understand what you meant by weird people and traffic. Don't forget the high cost of living and the thousands of illegal aliens coming across the border each month. We'll join you in Tennessee after we retire in about 7 years.

We are three years away from leaving the rat race. Only those who lived in a big city, especially in California (Los Angeles area) understands. Our property is just north of Cookeville off the 136 and Bear Creek Road. Great pictures from mpsouth. Last year we took a motorcycle ride through the Smokies on a ride called the tail of the dragon. It was during the fall which looked just like your photos. We're looking forward to building our retirement home among civilized people and gorgeous country.

We looked for property around the Johnson City area (Tri Cities) before we looked in Cookeville. Both places are great. Property is cheaper in the Cookeville area and it doesn't appear to be building up as fast as Johnson City area.
