Do your homework first
For everyone that is moving to SE TN from FL. - There are a lot of land sharks here. I live in Dunlap (about 25 mi NW of Chattanooga) and there is plenty of gated communities in Sequatchie County with acreages selling for 10,000 - 12,000. Dunlap isn't located on the Lake, but the view coming from the mountain down to the valley is spectacular (especially this timw of year). My husband and I do own a log home business just north of Dunlap and can give you the names of local developers that are from here and are very reputable. If you are making a trip up here just come by. Unfortunately, there are developers here that are trying to take advantage of people coming here from FL. For the most part, the locals are honest (there are a few exeptions). We have about thirty people a month from FL that visit our model and ask about land. Don't get me wrong - we don't sell land, just houses.

You are welcome TeeJayMaJay. I suggest that everyone who uses this forum to learn about various places in Tennessee continue to share their opinions openly. What others say should offend no one. After all, some people like vanilla and some people like chocolate -- it is no big deal.
After looking at several developments in Southeast Tennessee, my wife and I found Stoneclift to be the best fit for us. We liked the close proximity to Chattanooga and the great amenities package. In fact, we are planning to buy a bluff lot in Stoneclift next weekend during the Muddy Boot Preview period. We are very excited and wish you the best of luck in your relocation to Tennessee TeeJayMaJay!

Yep. That's what we try to warm people about when they start looking at some of these high-priced, highly promoted developments. It's easy to be swayed by the promise of all sorts of amenities and pretty pictures of what they're going to look like . . . and end up with a lot on a gravel road without utilities can't even be resold without a huge loss, if it can be resold at all.
If someone is buying a property based on a promise of things to come, be very, very careful. If you're going to take such a risk, then you should get it at a discount, not at 300% over value. In other words, buy the steak, not the sizzle. Ask why are they having to push these developments so hard; it's probably not because they're trying to be nice by letting you in "on the ground floor" of this wonderful opportunity.

Wow Allycat, you sure do have a bitter taste in your mouth about developers! Well, perhaps this will help: Stonelcift is all steak and no sizzle! Yesterday, I saw the development with my own eyes: the roads are in, the pavilion is erected, the gate posts are up, the walking trails are down, the amphitheater (sp?) is carved into hillside, and tons of bolders being laid for the water feature. Better yet, each lot has been surveyed and is clearly marked and sign posted. Also, each lot has been perk tested and the perkable area is mapped out.
Yep, this developer is doing it right! He was on the property and spent over a half an hour giving me a tour. I really think he is one of the good guys because he is putting the 100+ acres below the bluff line into a land trust so that none of the buyers' ever have to look onto roof tops.
Lot sales start this Saturday and I am going to be there. If news about this developer and development does not help get rid of your bitterness, try a teaspoon of sugar.

Wow. So many new posters with nothing but good things to say about Stoneclift and unusually knowledgeable about the development. What a coincidence right about the time the sales office opens.

I fail to understand how posing as a potential resident, when someone clearly works for or is the developer, can possibly make a sale. Kind of reeks of desperation, don't you think?

This is mighty suspicious. Someone who has never posted in here before magically pops in to make a total of two posts about how wonderful a new development is, and (can you believe the lucky timing?) right before the lots start going on sale!

Why so much suspicion?  I do not work for a developer; rather, I am a teacher at a private school in Atlanta, GA! I found out about this board from one of the land consultants at Sequatchie Point a week or so ago when my husband I and went to look at their lots. (That is why I posted under this thread.)
Despite the negativity from some of the posters, I find the board to be very informative, and entertaining. I am glad to know about it.
