My wife and I were in Southeast Tennessee recently visiting Sequatchie Pointe and several other developments. We were very disappointed with SP due to the condition of the roads, the "sales trap" tactics, and the fact that the sales people are NOT licensed real estate agents! (They are called "property consultants" -- where is the Tennessee Real Estate Commission?!)
So, we looked around at other developments such as Hawks Bluff (It is a little rough/ rustic and too far from Chattanooga/ civilization.), Overton Retreat (It to be a nice development with honest people but is also too far from Chattanooga/ civilization.), and Rarity Bay. (It is a very nice development with lake front lots and a golf course but is very expensive/ elitist.) However, none of them were what we were looking for. Just when we thought our trip was going to be a monumental waste of time, a local realtor told us about a new, gated community called Stoneclift. The development is on South Pittsburg Mountain between Chattanooga and Monteagle and, as such, it is only 20 minutes from downtown Chattanooga. Moderator cut: links cut for advertising reasons and it looks like it is going to be an firstclass development. Lots will average from 3 to 5 acres and be categorized as wooded lots (interior) from $80,000, view lots (elevated views but no bluff frontage) from $90,000, and bluff lots (uninhibited views with bluff frontage) from $100,000. Although the prices may seem high, they are in line with the other developments we visited. (You should know that there are no $39,000 lots in SP that you would want to buy and the prices go up to well over $200,000.) Also, Stoneclift has underground utilities (including electric, phone, cable, and city water -- for those who do not know, there is a major water shortage in Monteagle, but South Pittsburg has plenty of water), asphalt roads, and an amazing amenities package (walking trails, playing fields, a pavilion with a grill, an amphitheater, and a swimming pool). I talked to the developer, and he told me that he will start selling lots in early November. From our conversation, I realized that, unlike some other developers who sell lots on promises which may or may not be kept, the Stoneclift developer will ell lots on reality in that he will have all amenities built before lot sales begin (with the exception of the swimming pool which will be built in the Spring of 2008). My wife and I have been monitoring the threads on this board for months and we were eager to get to Southeast Tennessee to see the developments regularly discussed. Sadly, they did not meet our expectations and, therefore, we are very excited about Stoneclift and cannot wait to visit it next month. Moderator cut: cut . Robert, please understand that on this forum there have been some very sneaky developers that have posted on here pretending to be average Joes with info about some of these major developments. Some of the locals get very upset about these developments and others laugh as they would never pay that kind of money for the land. Not saying either are right or wrong, just explaining the hostility, it is rather well founded on here. If you are as you say you are, thanks for the info it may help someone else make a decision, if by chance however you are a fox in sheep's clothes (ie, developer, sales persons, gaining a cut for advertising for this development) please do not do so on this forum anymore as advertising is not allowed here. I hope you now understand the pasts posts. Thank you. |

Wow.....some of these posts on SeQ. Pointe. HMmmmm. Well all I have to say is on the positive side. So some of you might want to go to the misery loves company board now Yes I am a fan of SeQ. Pointe.....yes I own property there. Seriously...I really don't see how someone could go wrong by owning property in SeQ. Pointe. The Pro's out way the Con's by far. I have successfully purchased and sold properties in TN. In fact I have shifted my focus from Florida real estate market to this state. I know there are several developments in the area....but they are further out in comparison to SeQ. Pointe that is minutes from entertainment,shopping,dining & etc.....LOCATION LOCATION LOCATION. Catch a clue here Pro # 1! Now about prices.....I own properties in SeQ. Pointe and have not paid over 30K for what I own. Beautiful mountain views. If anyone can beat these prices...please let me know. Pro # 2 Can I make a suggestion.....if you're seriously wanting to move to TN and to the Chattanooga area.......buy yourself a pair of boots and walk the SeQ. Pointe properties. You will see some very beautiful mountain and riverview development sites. I have personally walked these properties a few times. I know them pretty well. Pro#3 Chattanooga is an AWESOME growing city, with so much to offer to it's residents and visitors. I believe around 180,000 population. I have also spent time downtown and on the waterfront there. It's really a desirable place for anyone to live. Pro#4 Lets talk about businesses.If you know anything about Walmart; a multi millon dollar corporation would not do business in the place where there is no opportunity for populations' growth............well there are 2 in the area of SeQ. Hey I actually appreciated this post. We are seriously trying to figure out our pathway to move from FL ASAP - have family up in TN but they are in N. TN and we are wanting to either stay in the Cookeville-Nashville area or south near CHATT. (want good services/shopping) Get this, last week, we even met a sales person down here during BIKETOBERFEST (Big Motorcycle event here in DAYTONA BEACH) and he had a booth selling interest to SEQ POINT. WOW! That was a good coincidence to check it out without leaving FL. Of course it was all good in his viewpoint but I must admit I like reading about MORE AREAS so we can make the wisest decision for our needs. So please let me say THANKS ROBERTnFL for this posting - for giving me one more place to search out before we actually pack the UHAUL up. And also to carwashn for his support of Seq P. Knowledge is power in my eyes! And right now I need all the power possible!

Wow...I'm impressed. Daytona Biketoberfest.....2 to 300,000 people....probably a pretty good arena to make a few sales. Good for them. These folks are not scared to reach out and touch someone
