We just came back from that area. It is beautiful and people are very friendly. We looked at property in Waynesboro and if you are looking for quiet country living, that is the area. We also looked in Columbia, Pulaski, Lawrenceburg.If you want an EXCELLENT real estate agent for that area, e mail me. We are working with him now on buying a place in Collinwood.
I spent many hours on the internet researching property, maybe I can save you a few hours. removed
There are many stray dogs there, being an animal lover, I was tempted to take them all home.
If you fly down to look at property, rent a car with a navigation system, we got lost more times than I can count!

Thanks for your advice. I am planning to check out property in the Waynesboro area as there seems to be large acreage (>50 acres) available inexpensively. What kind of properties were you looking for? I am curious what kind of land and housing to expect to find. Do you know anything about what people in the area do for a living?

We were looking for a fixer upper in the country with acreage. There are a lot of farms where we looked and a lot of new construction. I was told that some will commute to Alabama for work, others work factory, construction, or farming. I guess there is a shortage of nurses and truck drivers.
Land seemed to sell for anywhere from 1500-5000 an acre on average. Some land was listed for 20,000 an acre in a new housing development but from what I heard, not many lookers. There were many new developments going in all around the area but still plenty of country. The further you go from the cities the cheaper. Most houses were brick, which I love.
If you love country you will love it there. It reminds me of Washington state or New England in a lot of ways.
The only drawback I found was tons of ticks. If you have animals. be careful. I was told that most people down there spray there property and doesn't seem to be a problem.
When are you going to visit the area?

I am hoping to visit soon, to catch the heat of the summer, and again in Jan or Feb to catch the worst of winter. I figure it will be beautiful in spring and fall, but I want to make sure we will be ok with the worst of the weather. I don't know yet if I will be able to, it depends on my work schedule and the timing of my boyfriend's father's operation.

Did you see properties with over 50 acres? I have seen these properties on line for about $250,000 (+ and -) which matches your figure of $5000/acre. I love the countryside and am looking forward to visitng and moving as I live in the city now.

Do you know what kind of internet is available in the country? One more question, were the houses you looked at back in some on the property or right on the road? Thanks.

The places we looked at were mostly close to the road. But mostly back roads where it didn't make much difference. Some places had really long driveways with gated entrances, mostly farms or real expensive homes. Do you have animals to worry about?
Not sure about high speed internet, but if Direct Tv is available , they have a satellite internet available.
Have you tried unitedcountry.com/savannahhtn or realtor.com or livingchoices.com. I found the best on united. You can put in your price range, acreage, etc. You should be able to find acreage cheaper than 5 per acre, especially in a large parcel.

I did see a listing for 900+ acres for 57 mil near Nashville.

I was told Aug can get bad for humidity and average winter temp is about 30 sometimes as low as 0 but unusual and doesn't last long. There was a hailstorm when we were there with nickel sized hail which didn't last too long, we're used to that.

A major variable for the price of land in Wayne county is The timber. If the land has been recently clear cut the price is often $500 per acre and sometimes less. Hills are another factor. This part of Tennessee is very hilly. Flat land brings the higher price. I bought 30 acres in the north part of the county near Clifton for $900 per acre about two years ago. It is one huge hill with a fantastic view.The timber had been cut about twenty years ago so it looks pretty good.

I am from Memphis but live in Waynesboro now so if you need an outsider's view of the area I will be glad to accommodate.

I want to have some trees on my property, so it sounds like I may have to pay a bit more. It would be nice to have some flat land, and some hills.

I mostly want the house off the road for privacy. I plan to have some animals, they will have to be fenced.
I found this area from removed. Did you find that website to give you an accurate representation compared with when you actually looked at properties? Thanks for the other websites, I will try the rest of them as well. 57 mil, no problem

I like their website, but it is vague on description. They are very nice to deal with. I did PM you with a name of an excellent agent we dealt with.
We did think about the 57 mil but decided to hold off for maybe a larger chunk of land!
The area is beautiful there, though there is alot of farm land, some trees on the properties. I bet you fall in love with it there. Good luck and keep in touch, we could end up neighbors!

Hello,
I just moved from PA to KY and I don't like it, so now I am looking into purchasing property in Waynesboro TN. Can you tell your view point on Waynesboro? How far are the nearest jobs? What are the schools like, any problems? How about the people? I heard that people here in Ky were friendly, but all I've met in the last 3 months have been total jerks and con artists... Everyone rips each other off, the cops are corrupt, the school kids are unruly, and people in public are just plain rude.

Is Waynesboro really a nice place to raise a family?
