Default Grundy County/SE tennessee

Looking into SE Grundy County area, Monteagle and Tracy City. Any info on Savage Bluffs or Bridal Veil communities. Also looking at Gardner Place near Pikesville. Leaving next week for recon mission and any advice would be greatly appreciated. Would like comparison to Hawks Bluff.

I purchased a lot in Savage Bluffs earlier this year after watching similar communities become gobbled up and prices double in a year. I actually made the offer after having only driven through the development on a gator (the roads weren't ready for cars yet). I went back in November to see how things were progressing and was astounded by the beauty of the area. The developer took my entire family for a short hike into the river gorge where I got the sense that I had just purchased a piece of Yosemite national park. The scenery is amazing! My lot is not on the bluff because the set backs preclude you from building close enough to have a view. A short walk across the street leads to a nature trail and one of the most spectacular views in Eastern TN. It may be years before I can move to my new piece of heaven but just owning it and taking trips there gives me something to look forward to in later years. There is no substantial town nearby but a 20-25 minute ride will get you the basics (Wally World and a Home Depot). Having the Savage Gulf park next to the development ensures the quality of the property.

Thanks for the reply. I thought from the lack of response that the county did not really exisit. I also looked into tha SB subdivision. Appears most of the lots are sold but it does look beautiful. A minor turn-off in my situation is the proposed homeowners fees. Being from Florida I have experienced that those only go higher. Also, I don't plan to retire for another ten years and don't want to pay fees on an empty lot. All that being said I think it's a great location and a wonderful retirement spot. I also looked in Bridal Veil which is a little closer to Chatt. I have moved my search up to the Dunlap area only because it's a little closer to several larger towns. Hoping to be a tennessee property owner soon.

I visited Tracy City about 6 weeks ago looking for property. Found lots of small lots and also some larger tracts (90+ acres). Most prices were reasonable. Then the realtor mentioned a new development called Village on Sewanee Creek. I didn't go with her, but went by as I finished exploring around Tracy City. This is a new development and is on top of a ridge with great views. Looks like it is just getting off the ground. The sign showed lots from 2 to 14 acres. Don't know if you want to be in a development or just out in the woods. From what I saw, both options are available in that area. I also am going to look in the Johnson City area before I make up my mind where in TN I want to be. Good luck on your hunt.

You know, I find it more than a bit odd that for the past three days we have had several people on here pulling up really old Tracy City posts then commenting on this new development.

Gosh, we even had the developer doing it, although he didn't disclose that fact.

If you are still interested in Gardner Place in Bledsoe County, I have lived there since 2002. I can also give you a brief comparison between Gardner Place and Hawk's Bluff. Let me know.

I have Property next to Hawks Bluff would like to sell 32.32 acres with approx 1400 feet of bluff creek and waterfall on bluff resonably priced 599,000.00 if you would be interested please drop me a line. We will concider subdeviding to smaller tracts at lower price like 5 acres for around 169,000.00. if you would like to discuss or make offer drop me a line.
