Yikes, yarddawg! That could put a lot of lot buyers owning nothing but swamp land, so to speak.

I assume that they didn't even require a perk test or suitablility test for well water?

I hear the lawyers lining up in the hall!

That would be nope on both the septic and the well. The septic is being dealt with on a lot by lot basis as people attempt to build. Or in some cases attempt to sell to people with better sense. Bad lots are showing up but I don't think anyone has been sued yet. It's difficult to do that in Tennessee unless the developer offered a guarantee that the lot was buildable or some kind of required approval step wasn't taken. That's why it pays to read the fine print.

Wells on the plateau are deep and therefore expensive. Off the cuff ~ 7-10K. Also something of a crapshoot, I know of one house where they sunk four dry holes before hitting water. It does have a nice view, but wow. Off the plateau not as deep and more likely to hit water but also more likely to be contaminated with bacteria. Limestone terrain, there are a lot of short circuits between surface water and groundwater.

As to the quality of the groundwater....... I dunno. Could be great, could be not. There's some sulfur water but that would be the least of my worries. I keep telling people in the southwest part of the county that they should get a heavy metal and organic chemical screen done because of the history of the area. (Strip mining, artillery range, pine plantation with aerial pesticide/herbicide spraying) Everyone seems to think the sample the driller sends off for bacterial analysis to make sure he adequately disinfected the bore is all they need.

Update and reality check for anyone who thinks they can buy land in rural Tennessee and count on local government to make sure everything was done correctly. Van Buren county is again without planning regulations. The last planning commission was never registered with the state and was therefore invalid, along with a few other things the last county executive did apparently. Oh well, wouldn't be politics if someone didn't get indicted now and then. The old commission has been disbanded and a new planning commission appointed and registered with the state. They are in the process of adopting regulations. All is chaos. They're currently arguing over setbacks from major highways.
