Just for giggles, my daughter and I went to realtor dot com to see what a home like we have now in TN would cost us if we moved back to where we'd moved here from. Our $90k home here that we're in love with would have cost us nearly 4 times that in Naples, Florida!!! And we hated it there and despised the area that home is in. And it doesn't have nearly as much land or even anyplace close to people as friendly as Tennessee has!!

Know what's really sad? They bought that house in April 2005 for $470,000 and now they're trying to unload it for $380,000. Ouch.

Are you telling us that you can buy a 2700 sq ft house with 5br and 3.5 baths on 5 acres with a waterview for $90000?

Homes in Tennessee are alot less than ones in Maine. And property taxes are much lower also. One of the reasons, we're leaving Maine. Tired of being taxed to death on everything.

I couldn't even really find a comparable home in my old stomping grounds (FL). I would say probably 2x to maybe 2.25x what we paid for our current home.

The price of building new in East Tn surprised me but I'm comparing it to TX
and we have too much cheap labor here! It seems a 100 sq ft is a starting point for a semi custom house - Anybody have any other East TN cost to build info/opinions?

I would say you are very close to accurate there without having the specifics. I have seen anywhere from $90 to $140 a sq ft. Again, totally depends on what you want.

I retired out in San luis Obispo, California and could not afford to stay there. I sold my average , nothing special 3 bedroom house for 298,000 and came home to Tennessee. I bought a 2 bedroom modular home and 18 acres of trees on a beautiful lake that is full of fish for 49,900. And I am SO GLAD to be home!

Very interesting thread. At first I was not going to do this because in my opinion you just can not compare FL and New England to TN, just too different. And I don't believe anyone should move on the basis of housing cost alone. However this thread has been on my mind since it started. It does NOT make since to me why a house of similar size/shape etc should cost any difference in one place or another, I mean they are built with the same materials and so forth so again why? But then I came to the realization that hey, what is is and you can't change it. So I did my own comparison, just for the fun of it. (ya'll know how much I love a reason to look up homes hahhahaaha)
My house here in TN, if I were to sell it today would list and sell for around $140k. It is 4 bed/2 full bath/1 car garage/fireplace/central heat/AC about 1/3 acre, 1500 sq ft. As it is a Tri-Level house, I could not find a true comparable in Fl as they are mostly one story with that square footage but I did find one really close. I lived in Jupiter Fl before moving here. This one below is 2 story and a bit more square feet but less 1 bedroom, a garage and a fireplace so I feel it is pretty fair. It is listed for $299,000.

Now I am originally from CT. This one I found is some what close. It is about the same sq footage but only 3 bed rooms, baseboard heat, no fire place and a bit less land. However it does have a 2 car garage and basement which we don't, so again, I think is a close comparison for the give and takes. It is listed for $349,900.

Both of these are in the same school zones even in the places I have lived.

There are two main factors.

1) The cost of land. Assume the cost to build were exactly the same. Say 100K. In TN you buy a lot for 35K + 100K= 135K. In FL you buy the lot for 85K + 100K= 185K.

2) Cost of labor. Assume materials are exactly the same cost. TN home @135K. FL home will increase because of the increased cost of labor due to higher wages paid (plumber, electrician, roofer, carpenter, etc..), and is now up to say 240K.

Because of these two factors affecting everything, not just home prices, overhead for material suppliers is also higher. So assume another increase built in to the cost of materials and now that FL home may be 270K.

These aren't real numbers, but you see what factors move home prices.
