Yeah, but as we know, prices over the past year have REALLY gone up.
I will be anxious to hear your report back on Maryville.

Yeah, and they've REALLY gone up in Knoxville. People are having bidding wars.

Make sure you are looking at homes in a safe area of town. Usually, Maryville is cheaper.

Hey Hiknapster,

I have seen some houses online sell for more than the asking price, but not too many.Hopefully I won't have THAT to contend with once I actually begin the house-hunting process, in early May. Since my realtor is a life-long resident of Knoxville, I'm confident she will put me in a really safe area [ from my mouth to God's ear !!!]

Here in Johnson City, anything under $150k that is decently sized (say over 1200 sq. ft) and in the city limits without needing a ton of work gets snapped up within a week. There is minimal inventory in that range, and most of that inventory isn't appealing to most buyers.

If you're looking for "modern (last ten years) and/or tastefully updated," the bottom is roughly $250k with city schools. Considering our shallow job market, that's eventually going to be a headwind. Nicer neighborhoods in Johnson City like The Ridges are probably hitting Farragut prices, and are approaching even Franklin.

JC isn't cheap if you want to live a middle American, upper middle class, suburban lifestyle. I don't think Maryville has much comparable to The Ridges.

Realtors, by law, can't put you in a certain area, period.

I have seen fairly dramatic differences in the property taxes of similar prices homes in the Knoxville area. Can someone shed light on that?

Keep in mind that the city will also provide subsidized services that you may pay full price for in the county.
