Now that we're halfway through the decade....we can see what things will look like in 2020 if the last 5 years repeat themselves.

(note: of course trends change from year-to-year, and over time...this isn't a prediction or an educated guess...it's just repeating the population growth from the previous 5 years. Lots of things could affect this, including annexation)....but you can get an idea where the cities are heading.

You could argue that Chattanooga is growing expotentially and will surpass Knoxville by 2020. Especially as they are promoting high density in-town construction.

Knoxville will have a lot of its growth outside the city limits, plus you have the effect of gentrification on single family neighborhoods where larger households are displaced.

It will be a long time, if ever, that Chattanooga outgrow Knoxville's metro.

Thanks for posting this, nashvols. I almost feel sorry for Memphis which overtook Nashville in 1900 to become the state's largest city. They celebrated in Memphis back then with parades and dancing in the streets. I'm surprised to see that the Memphis suburbs, even the ones in Mississippi, aren't growing much or are losing population. I do think that things are improving in Memphis, so hopefully it'll start gaining population again before long although probably not enough to offset Nashville's gains.

I'm glad to see Chattanooga starting to pick up steam.

And with a very impressive growth rate of 4.4% in one year, Murfreesboro was the 13th fastest growing city in the entire country last year.

I have never understood why cities celebrate such fast growth. Slow, steady growth seems to me to be much more sustainable without the resulting problems in unemployment, crime, etc. that comes from fast growth.

This chart is very telling. It is interesting that Montgomery County, which has shown very impressive population/residential growth, has somehow struggled to attract the necessary amount of jobs to match. On the other hand, Knox County which has not shown high population growth, has a low unemployment rate and decent job growth. Shelby County was no surprise, and Hamilton was not either. With this chart, it appears that Middle Tennessee has the strongest economic growth, with Jackson, Houston, and Grundy Counties being the exceptions.
