soil test the land to find out if it has been exhausted rather than throwing blanket assumptions on all farmland that has been previously farmed.

You may find out that the virgin, "unfarmed land" that you are buying is "unfarmed" cuz experienced farmers know its so poor a quality nothing will grow !

Default are you going to build a straw bale home?

They are very economical , green, and beautiful. Can be done in southern states too.

OP specified cob, which is going to restrict them some on location. Couldn't be done where I live, soil is 90+% sand. What there is of it. There are some deep clay loams around the base of the Plateau that would work beautifully for cob and farmland but are probably all out of price range. They're likely to have an extended search to meet all of their requirements.

If you aren't familiar with it cob is sort of like adobe only built as a massive structure, not in bricks.

Was just investigating Straw Bale from another thread on this board...very interesting.
There used to be a small house in rural Tampa years ago that was made from old intact glass soda bottles and cement.

Thank you guys for good suggestions and advices.
I have a question that need to be cleared out.
I was said that a hunting property is not available for building and living on it? Is it true at all for Tennessee, and does it mean this for any hunting property.
If parcel description says "hunting", should i make certain conclusions about that?

Last August we purchased 5 1/2 acres in Montgomery county. Where we purchased you couldn't do what you are planning to do, but there is lots of other land available in the area. No mountains, but there are hills. Also, don't wait too long to go and look or purchase. From what I've been hearing, Tennessee is becoming a favorite for people to retire to so land will just continue to rise in price.

Only that there is game on it, and it isn't somewhere where it would be unsafe to shoot. These would be opinions, of course, and should be verified.

I and most of my neighbors shoot and hunt on the properties we live on.

maybe someone knows about laws in TN about septic system and alternatives.
Is it necessary to have it installed?
is composting toilet permitted and
does anyone experiences anything like that(meaning septic issue or composting toilet)?

I know tons about them, it can get very complicated. There are regulations which cover composting toilets and pit privy's (outhouses), both are legal in Tennessee as long as there are no local codes which prohibit them. However Tennessee makes no distinction between greywater and blackwater, both are considered sewage in the regulations. So if you have any running water in your house you must have a septic system. Disposing of sewage on top of the ground or installing an unapproved septic system is a class C misdemeanor which if you really **** off a judge can be 30 days in jail. Usually if it goes to court it's just a fine, fix the problem and pay court costs provided it's a fixable problem. Not all problems are fixable, not all land is suitable for septic.

Also, septic permitting is done by the state, not the counties. Even so, most if not all counties require a septic permit before you can get a building permit.
