TN Landowner Wan-a-be
Hi Folks,
Been reading this forum for some time now and have really learned a lot. Thank you all for the great info and tips. I've made copies of lots of stuff to keep in my notebook on buying property. Now, my reason for finally making a post. Please understand I'm not good with the computer and don't understand a lot about all the "things" on the C-D site. It took me about 15 min to figure out how to get to the place where I could write this post! We're FL people looking to buy some land in TN. Right now want it as a summer place for our horses. Horses use to be on an 85 acre ranch, but the ranch got sold so they had to move "home" with us (3+ acres). Our place just can't continue to support 4 horses. In addition, the small acreages around here will eventually be bought up by developers who want to put "affordable" homes on 5000 sf lots. (I hate to even think about it.) We have fought against a couple rezonings (25 homes on 6.5 acres) and been successful so far, but know it won't last and want some place with some room to be able to go to. Also, we have kin near Knoxville; more kin moving to Nashville, so it would be good to be closer to family as the years roll by. We want between 10 and 20 acres but have some friends who say they want property too. So it may end up being 50+ acres. Would love it to be 100+ acres, but have to be reasonable. Really want in farming community; very slow growth area. Not interested in being able to sell the property down the road and make a killing on it. Would rather preserve a nice farm and keep developers away from it. Have narrowed it down to Greene Co. Have friends there as well as in Cocke Co. No need to be concerned about jobs; husband is retired and I will retire at the end of this year. All our "kids" have 4 legs (except the parrot and hen), so schools are not a concern. As you can see it's easy for me to ramble. So I guess what I'm really looking for are the names of some good realtors/buyer's agents. Have bought one property in our life and have lived on it for 30 years. Built our own log house here too. So we're not real knowledgable about property buying. Need someone who will be honest, patient and able to explain all the details. So, if anyone can give us some good contacts, it will be much appreciated. My e-mail address is buttonslady9@msn.com. Welcome to the forum Buttons, nice to have you here and glad you figured out the "buttons"
You may also consider looking in the Jamestown, Tennessee area as well. While the area where you are looking is quite nice, I suggest Jamestown because it is more of a stagnated agricultural town that isn't dying or growing, it just kind of plugs along. This area of Tennessee is known as horse country and there are a good number of like minded folks who are all about their horses and livestock. The land is still some of the most reasonable in the state, it is rolling and on the plateau which means it is about 5-8 degrees cooler than "down the mountain".
I think there is even a topic thread about a horse show in Jamestown coming up somewhere on the forum now.
There are some other members lurking about that also seem to be horse folks and may be of better service to you than myself. I hope this helps and again, welcome to City-Data forums.

Hello, I just ran across this on the internet. 5 acres in Sunbright for $ 25,500 or $ 25,900 owner financing too. I was looking for "Owner Financing" it was listed as Landflip. I couldn't post the link, sorry.

That's Morgan Country, isn't it? I thought the OP was looking at Greene County exclusively. If she isn't, that opens up a lot of areas near Knoxville.

I worked with a realtor in Jefferson county and we ended up buying property in Cocke county. It wasn't listed by her but we bought it through her as our way of thanking her for being so helpful to us and letting us do what WE wanted with to do as far as searching for property and not what her schedule allowed. In other words, we did the searching ourselves and contacted her when we needed additional info on something but that was how we wanted to do it. I'll be happy to share her info if you'd like. Send me a PM. She worked with us and once our deal was closed (which we were able to do over the internet with emails and faxes once we got back home to FL) she helped my father in law buy a summer home. She too owns horses. My in laws bought her a bunch of vegetables and apples for her horses as a thank you to her for her hard work with them. She really was wonderful. I bought in a subdivision but they allow 1 farm animal per acre. there are still are some lots available. the one next to ours which is in this picture is going for $69,900 for 6.41 acres but the views are beautiful.

TnHilltopper - Thanks for the suggestion about Jamestown. I use to have kin that lived there. Went there many, many years ago as a kid. They didn't have running water in the house; had to bring it by the bucket from the creek. It's farther west than what I want, but I appreciate your suggestion.
FL to NIOTA - Please let me know how you look for "owner financing" properties. I don't seem to be real successful in finding anything.
Eat - Right now I am focusing on Greene Co. Think the southern part of the Co.

Hello,
I just typed in Tennessee property for sale owner financing or sometimes just type in owner financing tennessee acreage. I would change it around. You can also look up any realtor and do an advanced search in the space for additional info (or options) put in owner financing. Also you can type in a the area you are looking for and like: athens tennessee owner financing property for sale. I also put land contract or lease option to buy.
