pictures of Livingston
In the Nashville sub-forum someone asked about Livingston. I volunteered to post some pics of Livingston. Livingston is about 15 miles north of Cookeville, it's the county seat of Overton County. It's an adorable little town that's not far from Dale Hollow Lake.

Thanks JMT, for taking the time to post those pix. I thoroughly enjoyed them! By the end of this coming summer, I hope to buy a retirement home there...or very near-by. I sold my home in Goodlettesville last year when I moved overseas for my job. In the meantime, I've been checking out retirement properties in the Livingston area on the internet. There are two in Livingston that are of particular interest to me...one on Upper Hilham Road, and the other on Rickman Road. Are you familiar with those areas of town? And, if so, do you have any comments to offer? I've also been keeping track of two properties in Gainesboro. Should you be able to offer any feedback on that community as well, they'd be much appreciated.

Hey Frank, I wish I could help you with that, but I'm not very familiar with Livingston except for the little town square and the four-lane road that connects it to Cookeville. But in all my driving around Livingston I never saw anything very run-down or trashy. I can't say the same for Gainesboro, however. The landscape around Gainesboro is beautiful, but Jackson County seems to have a lot of dumpy trailers and delapidated shacks. There's also no shopping in Jackson County, pretty much everyone drives into Cookeville to run errands. Livingston doesn't have much, either, but it does have a Food Lion and a few fast food joints.

I live in Cookeville & am familiar with both those areas.
Upper Hilham Rd runs off hwy 85 in Hilham,near Hilham Elementary School & hwy 136(which will take you straight back to Cookeville).It is also right near the southern entrance to Standing Stone State Park.I've never turned down that actual road but the general area is very nice.Quiet,pretty,and being that close to the park would be a bonus (to me anyway).Rickman Rd runs through Rickman(obviously),which is a little "town" just off hwy 111 over the Overton County line between Algood & Livingston.The terrain's more flat as compared to the other & it's generally not quite as nice although there are several new developments going up.It's becoming another suburb of Cookeville as development continues through Algood & north across the county line.It's closer to Cookeville than half of Putnam County is,you can be there in less than 10 mins. Anyway,hope some of this helps!

And thanks to you as well, firepower. From what the realtor tells me, the home on Rickman Road is in Livingston, just barely outide the "city" limits, in what appears to be a well-established neighborhood. She noted that the home on Upper Hilham Road was nicely located, with pleasant views; but that there was a piece of property somewhere along that road that had several junk cars on it. If I remember correctly, she said there was no home on the land, just the cars; and that she'd heard there were plans to have them cleared away. I'm rambling on.

Yep,you'll really just have to take a day & just come & look.And yes,Rickman Rd is actually hwy 42 which runs from Cookeville to Livingston.Through Rickman...
There's really no zoning outside of the "cities".So you'll have to pay very close attention to what you're getting.

Today's Tennessean is reporting that a Canadian company is building a hydroponic lettuce greenhouse in Livingston that will employ 300 people. That's a lot of lettuce!
But anyway, just in case someone in here was thinking of moving to Livingston (which I think is a wonderful little town) I thought you'd like to know about this exciting news.

Between the two Livingston properties, you'll also want to consider how convenient to shopping you'll be. Rickman Road is pretty easy to get to Highway 111, a 4-lane, and then you're 15 minutes from Cookeville. Hilham, on the other hand, is a two-lane, lovely but winding highway. It's quite a drive. The views can be beautiful from both places. You'll want to come check it out in person.  There are also some BEAUTIFUL areas between Cookeville and Sparta. Keep that in mind as well.
