Question Steven's rentals

So I'm looking at Steven's Rentals and I see a LOT of their rentals are in McMinneville. How far a drive is that from Cookeville or does it merge into it like so many Ca towns do? Is this an ok area, or is it a "boonies" sort of place? I'd much rather live near shopping.
