It hurts my soul that you're recommending Bolivar. My cousin is the police chief there. I wouldn't wish Bolivar on anyone. Have you ever spent any significant amount of time there?

Former New Yorker here. Out of curiosity, how familiar are you with Tennessee? I noticed you included Cleveland, TN among Secondary Cities. I'm not sure if you've been there, but Cleveland, TN is tiny, very country-ish and has beautiful nature everywhere. Now I'm not necessarily recommending Cleveland, but cities like Cleveland are very small.

To put it in perspective, New York City alone, all 468.9 square-miles of it has over 18.8 Million people in it!

The entire state of Tennessee, which is 90-times bigger than NYC only has 6.1 million people, total.

The downtowns of every major TN city combined couldn't even rival one major block of NYC in terms of population.

In the terms you're talking about, what about Columbia, TN? There are farms there, and they have Tennessee's Major Walmart Supercenter (which is just about all that's there).

If you're looking for flat land, you can rule out Cleveland anyway....

Hello H10,

I am not familiar with Tennesse at all.

My secondary list of cities....I'm not sure of them
Thats why I need everyone's opinion.
I won't rule anything out.

You're absolutely correct...
Population in a major TN city combined couldn't even
rival to one major block of NYC.

My wife and I are just learning more about TN.
It's a learning process for us.

But we appreciate everyone's response so far and every
suggestion will be considered.

Pat, I think if you stay at least 60-miles outside of your "Major City List," you'll find what you're looking for in terms of non-metropolitan atmosphere.

In terms of crime, staying away from metros should keep you safe, but you should know that Memphis has a violent crime rate that would make Teamsters blush. And East Knox, Fort Sanders & Downtown Knoxville have over double-NYC's violent crime rate per capita (overall though, Knoxville isn't especially dangerous).

Hilly might be a bigger issue, it won't be too hard to find a mostly level property, but if you don't want to see or deal with hills in general, I can't think of a great place to send you. Remember, Tennessee has the Smoky Mountains which brings about hills and mountains. It also makes this region the most bio-diverse in terms of nature--animal & plant life--in all of the continental United States!

Again, since you're looking for open land and Walmart, I can't think of a better option for you than Columbia, TN which has TN's Walmart Mecca of sorts.

P: Ex- Poughkepsie, NY here Hudson River Valley. Not into horses ourselves, but visited a friend and impressed with her area.
Rt # 58 area Just west of I-75 area S.E. part of state Where Hiwassee river
intersects with major Tenn river, BIRCHWOOD , / Georgetown.
. Area very flat here for horses, as one is looking UP in both directions at he plateaus. To west is walden ridge /Cumberland plateau , to East is higher Cherokee national forest / East of the Ocoee gorge area.
.. Well known Bird sanctuary in this area. New 4 lane bridge on Rt#58 going ' North to Lenoir City / Loudon area.

address for the auction was Kingston, TN (but I got there from Lenoir City I-75 exit, 6 miles from there.

Parcel #2 did not sell

Tract#1, 4.96 acres, sold for 7K per acre
Tract#2, 18.50 acres solf for 3800.00 per acre
Tract#3 with house, garage and 7.33 acres sold for $200,000 total
Tract#4, 8.84 acres sold for 4500 per acre
Tract#5, 6.19 acres sold for 6400 per acre
Tract#6, 13.27 acres sold for 3100 per acre

cheap land in this area.

Don't mean to be nit-picky, but NYC's 468.9 square miles has a city population of around 8.3 million (2007 estimate). The population you are quoting is metropolitan area--consisting of NYC itself, New Jersey counties, New York counties, and Connecticut counties.

For all practical purposes you could probably lump your secondary cities of Bartlett, Germantown, and Collierville in with Memphis. Driving down the road you can't really tell where Memphis ends and the other cities begin if you don't notice the signs pointing out the city limits.
