Every week I rec. a flyer for Sequatchie Pointe. Heres what it says:

2 acre homesites with paved roads, underground utilities, clubhouse, pool, riding trails. You have to put in your own septic ?? $$
39,900.00

It states they will give you 200.00 towards travel expenses and put you up at
a Holiday Inn in Kimbell. Now you have to make a reservation with your CC for 99.00. ?

Oh yes, access to Hales bar/resort.

Anyone have the scoop on this place / area ?

I called and asked if this was going to be like a gated community and the reply was no. Unknown what you could build.

I don't know exactly where that is, but I would be leery of it. My though is, if they can afford to give everyone all that just for coming and looking, how inflated are the prices? And is it out in the middle of nowhere?
That would be my thoughts, but like I said I don't know where Sequatchie point is. And why don't they advertise it here locally??? hmmmm.......Anyone else that knows of it????

It looks like it is Georgia, on the other side of Lookout Mountain. There is very little on their website but they DO have a dedicated toll-free number just for Florida residents.

I read somewhere that Hawks Bluff or Wilder Mountain can not sell to Tennessee residents, which I find very interesting.

I visited SP a few months ago and liked the location. Close to lake and river. I understand they are, or were selling lots in phase II that had not been approved by the county. Maybe that's why they could not sell to Tennessee residents.

On my visit I was told the clubhouse and underground utilities are proposed, and they REFUSED to include same in the sales contract. Also refused to include bedroom restrictions/perk test on lot. Too many issues for me and decided to move on.

Thks. for the info, im going to pass on SP. I dont think I would be interested in any place promoting non TN. residents. I could not get much info. on the phone from them either. There is going to be a seminar here at the Hard Rock (FL/Ft. Lauderdale) in March with developers, etc. promoting TN. I think I will go so I can zero in on places not to see if this is the case. The last thing I would want is to move to an area with all Floridians. I guess Hawks and Wilder I should stay away from too, I have not seen those in the mail but I will google.

We've been getting these flyers too and at first I thought it looked pretty good -- gotta read the fine print! But I knew right away that $20k per acre is a little high for TN and I was also confused as to where the flyer "located" the property as opposed to the directions I got from the website. Looks like you first have to go into GA, then maybe (?) back across the TN line, although I'm not yet sure it is in TN. And with all the questionable "promises", I wouldn't take a chance on buying an unbuildable lot.

I did some digging too and it seems that the property (address 520 Dennis Rd Trenton GA) is in GA but just a hop skip and jump from TN and appears to be on the side of a mountain??? The lake in the brochure is in TN so.... maybe some of the property is in TN and some in GA. Hard to tell. Sounds like a great idea but as Ironwood visited and was dubious about their promises, I might want to do alot of research myself. I can say that it is a beautiful area but that's about it. Let me try to clear up this post best I can.

When I visited SP I did take a road through GA into the development. I was shown where the road on the Tennessee side would be built, and it might be under construction at this time. There is/was a road close by that went to another lake-view development that slid off the mountain. I do know that the sales dept for SP post on this site. Maybe You can ask specifics and they will respond.

I believe there is thread about the SP developer in this forum. Review the post on Wilder Mountain. When I investigated WM I uncovered MANY red flags. Make a few phone calls to the locals in the area-they appear honest and truth worthy.

Again, SP is a different development in a different county. It is located a great area. I would suggest to visit yourself and form our own opinion.

Default Sequatchie Pointe

I have visited and purchased a lot at Sequatchie Pointe. Prices are very reasonable considering another developer here charging $250,000-600,000+ for a quarter of an acre of land. I have had no problem getting septic approval on my lot. The area is beautiful, the land is beautiful...nothing negative on my end to say.
