I agree that we aren't all the same ilk. I have to say though, once a yankee always a yankee and it is the same for southerners. If a southerner moves up north they are still a southerner; they may also be a "New Yorker"; but they will never not be a southerner. Yankees that move here may be Tennesseans, but a southerner a yankee transplant is not. Just my humble .02.

That is exactly the point. Instead of ruminating over who is a Yankee and who is a southerner, we should all consider ourselves citizens of the place we hold dear in our hearts.
It is disheartening to have someone from north of the Mason-Dixon line diss all southerners because of their one bad experience that happened to involve someplace or someone from the South. Just as it is equally hurtful to have someone from the South rag on northerners because of their dislike of the way they were treated by someone from the North or in a particular state.
People are individuals, they have local mores, customs and habits that distinquish them from other locales. But, one isn't right or good and the other is wrong or bad.
Someone from the northern tier of states might never be a "southerner", but he/she can certainly be a Tennessean and all that the title implies.

A $50k mortgage costs $316.03 a month, a $100k mortgage double that. If I save $3000 a year living in TN, thats $250 a month therefore I could afford a $90k house in TN for the same cost as a $50k house in Oil city!

We pay 50.00 on 30 acres of nice land for 1 property, 75,000.00 amount offered to purchase if the old man would sell. 
The second has a 1680 ft Manufactured home on almost an acre (250.00)89,000.00 appraised value.
The third is 3496 sf brick home with a full walk out basement on apprx 3 acres (750.00) 300,000.00 appraised value.
The fourth is a 1200 sf 2 BR home on 10 acres (60.00) Each year. 60,000.00 appraised value.
I am not from here. I married a local up in Michigan. We moved down home when we had our kids 17 years ago. I think I'm more of a southerner than he is now. More of the old folks and born here resident Tennesseans know me more than him. He goes somewhere with me and the folks wanna know who he is. I explain to them ...He's Boyd's grandson. I'm his wife.  I'm Therma's (Thelmer's) daughter in law and thats the same as blood family with them.  Maybe more so because they never remember who he is.  He doesn't go into town a lot with me. He's an Owner Operator and is gone most all day.

Remember, there is more than one definition of "Yankee" . . . it doesn't always mean " everyone from up north".

to adamsville tenn . . pop 1983 .. make that 1988 ..... with me and my family . .  )
couldnt' believe the 'rush' hr traffic on 64 one day recently ,, when i visited there . .not a single car on the road other than mine . .
now , for a former new yorker, and soon to be a former floridian, THAT is a perfect place to live  )
