Default Is the property taxes really only $700 a year?

Someone mentioned $875 for $130k of house. Would I really only pay $700 a year for a $100k house? In Oil city a $100k house would cost $3000 a year but Oil city is about three times cheaper than Tennessee! Theres also no income tax in TN while PA has a flat rate 3% so id save hundreds more. The weather in TN is slightly better. Mild winters but longer, hotter more miserable summers so its almost a tossup really. Most areas of TN have moderate to high crime, I prefer to live in an area with a crime zone of 300 or less. Is there any good old houses that look like this in TN?







Or better yet one like this? Very nice big house!

What I want in TN is an older house with 2 stories, basement and attic like those pictured above.

OK I guess I'm a little confused, but in another post you said you wanted a "starter house" for $100k. Now you want an older house?

I can't speak for the Tri Cities, but here in Knoxville if you want an older home like the ones you pictured (and I love them, by the way) you'll either have to pay considerably more than $100k or you can pay less than $100k and live in a less desirable neighborhood, and the house would probably not be in very good repair.

From what I've seen in Chattanooga, it would be similar there. And forget about Nashville.

And to be honest, I don't recall seeing many homes like that in smaller towns. I hope I'm wrong, though. Have you done an online search in Tennessee for homes like that? It's not hard to do.

And yeah, in many places around here the property taxes on a $100,000 house could be around $700/year, but generally that's the county rate. Most cities add their own property tax so you could end up paying a total of $1000-1400 in property taxes for a $100,000 house.

In Nashville you'd pay about $900 on a $100k house. You would probably pay more in sales tax here, by the way. Still, Tennessee is a low tax state.

As for the house you posted pictures of, there are many like that in Nashville. However, the ones like that in nicer neighborhoods will go for a lot more than $100k. You might be able to find something similar to those in East Nashville or to the south of downtown that would sell for $100k, but I have my doubts.

If it doesn't matter to you what area you move to, I would suggest looking in one of the older neighborhoods in one of the small cities/large towns (Clarksville, Columbia, Gallatin, Manchester, etc.--those are in Middle Tennesee).

Yesterday I found a site that said the taxes for the Chattanooga area were 11.65 per 100,000. So it sounds that most of Tn. is somewhere in that area. It was very nice to see that because where I live taxes on a 100,000 home are about 2,100 per year. So, obviously your property taxes are about half of what they are here. Pretty cool. Wow, and I don't think that many of us here realized that we had high property taxes.

A slight modification to my earlier post. There is two tax rates for Nashville; one for the urban services district, and one for the general services district. The figure I quote was based on my tax rate in the general services district, it would be a couple of hundred higher in the USD.

Just remember that our sales tax is high.

I forget, do you want city, or is small town OK? You might be able to get that in some of the small towns in east TN.
