I received some info on some lakefront land on Center Hill Lake.It is a sale that is being sold by The WATERFRONT GROUP INC. in knoxville. I was wondering if anyone knows anything about them and any info you can give me about the area. Looking to fly up from Florida, and look at the lots they have for sale. These lots are 1 to 3 acres starting at $29,900.00.Thanks.

In the past few years there has been a lot of development around the Smithville area of Center Hill Lake where I believe the development you mention is located. Most of those developments at this point consist simply of roads with the lots laid out and numbered. While some homes have been built, the developments are still largely unbuilt.
These developments are a considerable distance from the area's main roads and the secondary roads leading to them in my opinion are not up to handling the future traffic that they will be called on to accomodate. The roads in the developments themselves are fine but these feeder roads are still largely narrow, winding and twisty. They require widening and upgrading, something that the county should have realized before permitting such wholesale development of the area. |

There are quite a few summer homes and weekend getaways off Hwy 56 just north of the lake, some of them quite lavish. Most seem to be owned by people from Nashville including several in the country music industry. I've been a few times to a friend's place in a swank development (I can't remember the name) just off Hwy 56 and overlooking the lake. The homes were all lavish, and they were all owned by wealthy Nashvillians. |

Towns near the lake are Byrdstown, Livingston, and Celina. Livingston is the largest and is connected to Cookeville via a 4-lane highway. The state is also widening the highway between Livingston and Celina into a 4-lane highway. Do a Google search for Dale Hollow real estate, you'll come up with some realtors with land and homes available. |

Before purchasing any waterfront property in TN you should check out the Corps of Engineers web site and have some topo maps handy. Specifically, I'm talking about reading information on the situation at Wolf Creek Dam in Kentucky. It's the worst rated dam in the country and (trying) to hold back the largest lake east of the Mississippi River. The dam is at "high risk" of failing and causing a downstream disaster reminiscent of the levee breaches in NOLA. Though the dam is some 150 miles away it threatens to flood parts of downtown Nashville and everything in between. Then again, if you're feeling lucky now might be the time to pick up a good deal. I hear lots of them are falling through. Let's just say that there has been a run on flood insurance lately, myself included and I don't even live on the lake (Old Hickory). The COE is going town to town and holding disaster preparedness meetings. It's a very serious situation. The lake level has been lowered to 680 feet to mitigate flooding and is causing all kinds of problems upstream. Boat ramps don't reach the water, marinas are having to be relocated, etc. Additionally, Center Hill Dam is also in bad shape and will be undergoing repairs. While Center Hill Lake isn't as large as Lake Cumberland, it's much closer to Nashville and would also flood areas downstream Information for both dams is on the Corps of Engineers web site and many others if you Google "Wolf Creek Dam" Good luck! |
