What do you pay for rent?
If I was to find the "perfect" House and say it was for rent, tell me what the price would be in your area.
older, at least three bedroom one bath home, with a yard and pet friendly( 1 nice med dog)
Please let me know what rent rates are in your area. Not sure what area we can afford to call home. Dont want to buy yet, want to make sure its for us first.

A 3/1, decent yard, nice home would probably be in the $750-$900 here. In a better neighborhood with a bit newer home, $900-$1200
|

I would say that is 3/2 rates Jab. The one bath can knock a rental price down quite a bit. I'd say you can find the 3/1 for about $600-$850 depending on the location and age of house.
The issue is really going to be the pet. It is not easy to rent with a pet in our neck of the woods.

In Dandridge we had a 3/2, pets allowed decent sized yard, neighbors real close brick ranch for 1055.00 a month. Repairs fell to us to pay first and we'd get reimbursed.

In Knoxville there are 3/1 homes in decent areas that are probably $600-800/month. There's one fellow in particular who renovates older homes and rents them in that price range, and he allows pets.
I have a friend in Cookeville with a 3/1 home built in the 1960s, nice neighborhood (nothing fancy), fenced back yard, carport, and she pays $650/month.

We lucked out in Cookeville. Very large 4 bedroom, 3 bath right outside of town... full deck, HUMONGOUS kitchen, about 3000 sf for $750 per month...
