How cool! I don't know the specific area you are talking about (Honeybrook), but for your price range, you should be able to find something nice! There is a FSBO in my neighborhood (which is very close to Oreck) but I think it might be a little over the ceiling of your price range. I also think it might be overpriced but that's another story entirely.

The Y is definitely very nice. There are also private gyms, two on Jefferson for example, if the Y doesn't suit you.

My house has a very (very) sloping front yard and I like that about it. There's not an awful lot of "flat" here, although you'll probably be able to find some if you hunt around!

I've been living in Cookeville for 3 years going to TTU's PhD education program (great people there by the way and provide the community with some great support - i.e. free tutoring for elem from the TTU students).
I rent so I can't tell you much about buying, but the cost of living can't be beat. I make little to nothing as a grad assistant ($933 after taxes/month) and share a large 3 bedroom house with one roomate at $650/month plus utilities. I thought I'd starve & subsist on Ramin Noodles again (left a good paying job to go back to school) but it hasn't been that difficult. Cookeville is relatively safe, quiet, and the people have been good to me. My only minor complaint is that I have to drive out of county to get a bottle of wine - makes me feel like a lush to "stock up" - when I just enjoy a glass now and again. But, thats just me. I'm sure your realtor can stear you to the neighborhoods that meet your needs. There are very few "undesirable" areas as far as I can tell. Since you have children you may want to look closely at school zoning as a factor.
