I like the fact that there is land around the homes too. The subdivision i bought in has a minimum of 2 acres for each lot and range up to 9 acres with one 20 acre lot but the lots can also be subdivided so that could make things tight if the owner wanted to subdivide. It's nice because the homes won't be on top of each other and we are also allowed 1 farm animal for each acre we own. There are some that are for sale by private owners which have changed hands twice already and a few by realtors but for the most part they are all taken already.

Wow, I really hope they don't do that. I can understand why they want to do it, but I really hope they don't. It would severely limit the number of new homes that can be built (which I guess is the idea) but it would also mean that the price of existing homes will increase more.
Brentwood has a similar law, I believe it's a 1-acre minimum per home.
In addition, I'm not a big fan of sprawl, and making a 3-acre minimum per house will definitely contribute to sprawl.
I wonder if Jefferson County is doing this as a reaction to what's happening in Morristown with the huge influx of Hispanics in Morristown; with a 3-acre minimum per home, there won't be any room for any low-income earners, certainly very few migrant workers would be able to live there.

I think they did something like that in Fort Myers. It DID raise the price of homes.
If they think that will deter migrant workers, though, they better think again.
Hispanics pool their money and buy. They were also a huge reason why prices skyrocketed in Florida.
The week I was leaving for Tennessee I went to Walgreens and bought a newspaper. I opened it up right there on the counter and showed the girl my story about being forced out of Florida. She was hispanic; barely spoke English. She looked at me like I was nuts when I asked her if housing prices were high. Here she is, working at Walgreens for next to nothing, but she can afford a house. Of course she can. Her and ten of her relatives live in one house!
There are a lot of nice Hispanics. Most of the Mexicans I met in Florida were really nice. Cubans are nice, too, although my landlord rented to a bunch that turned out to be a nightmare. Just a bad bunch.
But if they think raising lot limits will deter Hispanics, it won't. What it WILL do is price out loser white people like me.

Well ,ya know I just gotta chime in here  That is if a reddish purple wanna be from the desert can get a few thoughts togeather.
Seems like a while back we all discussed this to some extent...maybe not enough. For me and mine, we may be "wannabes" for now and the good Lord willing we will be "newbes" someday. However, I'm not coming as gullible or trusting as I once was. I used to believe many of those in power had the communities best interests at heart...after all they lived here, grew up here, appreciated the lifestyle of 20-30 years ago. WRONG!!!!I've lived through one land/ investment scandle after another. I've seen ranches and farms being sold to developers who build with zero clearance. Many developers and others have became VERY $$$$ secure because they knew or sat on boards & commissions that moved and bartered, to secure a future for themselves and their family. I'm not sure where the morals, ethics, and just plain "honest folk" went! I may sound bitter but actually I'm not. I just laugh to my self and say, "fool me once, shame on you. Fool me twice shame on me!"
One thing I do believe to be true is the normal Joe Blow can slow things down by demanding developments, single custom homes etc be build on a minimum amount of acreage. It's not so much the people or commerece that's the fly in the ointment.......it's the congestion! As many know from Soc. 101 when B.F. Skinner did that study with rats. Ya get too many in a small place and they start fighting and eating each other ........and they weren't even on Meth!
So I say YEAH to all those people who can afford to by up as much land as they can and keep things as close to nature and as far apart as possible!!

Hi Hiknapster, you were posting as I was trying to get my thoughts togeather and I know how bad you want to have your own home so I did not want to come across as insensitive to that.
I don't think regulating population density would make it harder for anyone to buy a home. I am completly frustrated by the number of 3 story homes, with zero lot clearence that seems to becoming the norm here and I would hate to see that happen there.
Not everyone can manage to care for multiple acres and my husband I are to that point.......one of the reasons we hope to move. We want and need to scale back but I can't see us ever living in a townhouse either. I guess the point I was trying to make earlier is to wave a yellow flag when it comes to development after development looking to build as many houses as they can on the smallest postage stamp lot as possible. The market does need variety but the market here for average families seems to have thrown yards and play space for kids out the window.....and not only does everything look like "cookiecutter" homes, there is just no breathing space....even the driveways are small and if you visit someone you have to park half in the yard. They don't even have side walks for land sakes!!! It is just crazy and all in the name of building an economy. OK nuff from me I will just go eat some worms...if they aren't to dried up

I didn't even get upset!!!
I'm getting less bitter about the whole situation, beleive it or not. It will happen in God's time. Or it will not happen. And there will be a reason for that, too. I truly believe that.
Last week, I had a major operation that went very bad. I am THRILLED that I am still here with my beautiful daughter. To heck with that house. I am Here. I am here with her and in beautiful Tennessee. What the heck else do I really want?
I am truly blessed.

Everyday is a blessing from God, I learned a long time ago. Health issues taught that to me. Along with not taking people and their biases too seriously or personally. I'll keep you in my prayers!
