Omg! It May Be Sold!!!
After being on the market for 1 year, our home in MI has a full-priced offer!!! We are suppose to close this week.....my fingers are so crossed!!! I want my home in TN....I am so ready to go real estate shopping here it isn't funny. Everybody, please say an extra prayer for us!!

We will all keep our fingers crossed! We haven't listed our place yet. A friend of ours told us his realtor told him to expect a minimum of a year before a good offer.......he's in Vegas and has a very nice home in a good area. I sure hope things improve when we finally get around to listing........I'm really happy for you!!! and envious  Good Luck!!

Full price offers still exist. I know of 2 homes personally that went for full- 1 in Franklin (less than 24 hours!) and one in Brentwood. If I know of 2, they must be more common than we think.

I have no doubt that there are places where it happens, but the original poster was talking about a house in MI. We have one of the worst economies there is, and it doesn't look like it's going to improve any time soon!
I'd be thrilled if I had a full price offer when my house makes it to the market, but I'd be amazed.

Same here! Lou and I were checking out open houses and new real estate listings and were shocked! Prices have jumped in the area! So, we just maybe able to list ours for $50k higher than our original estimate! There's a cheapo looking modular down the road with an equal amount of property, 1 more bedroom and a pool, but they were asking over $200k for that. Even the way it sits, ours looks much nicer from the outside, and we've since painted the living room, which looks 1000 times better! There's still a few remodelling jobs we've got planned, and my new income will get sunk into that remodelling kitty, but it just means listing sooner, hopefully selling sooner, and prayerfully selling for more. Last thing I want is to put it on the market in November, the slow time of year. But, we can only remodel as we can afford to pay with cash, as going into debt with a home equity loan is definitely not an option. We're going the Dave Ramsey way, and are almost 100% debt free!

Our place also was on the market in MI for over 1 year and we dropped our price $50,000. You are very lucky!!!! We have been here almost a year now and wished we had done it long before we did.
Where are you looking? We love it here. Southern hospitality is wonderful.
