I have recently put a small deposit on Phase 3 at Sequatchie Point behind a piece of property that was in the price range of 300.000 or higher. The property I put a deposit a little over an acre was approx 89,000 right behind higher priced property. I'm not sure if I want to proceed with transaction. Do I lose anything more then my deposit? It's been almost a month. Didn't receive any HUD report? How how much would it cost to put a small log cabin. Including the clearing of the land, septic system, etc., etc.,etc.

The first two pics are in Sequatchie Pointe, the last pic is from a rest area on the south side of I-24, about two miles up from the SP exit. That is a picture looking back across the lake at the plateau, I'm pretty sure one of those mountains is where SP is...
That is Lake Nickajack (part of the Tennessee River) in all of the photos.

I'm kind of chuckling at all of the folks from flat land, hot climates and big cities that are looking for rural environments in the mountains.
I give them 2 years before they move again but then they'll say they hated (no cultural activities, no stores and restaurants they like that are nearby, too far to the hospital if you get sick or hurt, you have to belong to a church for social activities, too much ice/snow, you have to drive everywhere for everything and sometimes long distances, nothing to do in the winter, they had to buy a new vehicle to handle mountain roads, people aren't as smart as them and their friends from back home, laughable when you consider they're the ones that made a stupid mistake, spouse died and now they're isolated on some mountain, etc.) living in Eastern Tennessee when in reality there's nothing wrong with ET, they just didn't pick the right environment in Eastern Tennessee for them, opting instead for that idyllic spot that they remember from their youth, vacations, a weekend visit to the property or fairytales.
You and your spouse sound like smart people. Picking the wrong place to live can leave you miserable and poorer when you have to correct it.

Laura yours is the most honest and sensible post I have seen here. I live about 10 miles from Wilder and if you have motion sickness bring on the Dramamine. Also bottled water for the water that is there leaves a lot to be desired. If you go to Cookeville which is about 60 miles away be prepared to stay all day and same goes for Jamestown or any other place where you need more than the bare necessities. Monterey has a Sav A Lot , Dollar General and a Family Dollar. The rest are small local businesses that offer very little. However they are in process of building a new motel due to the RR starting to come back thru Monterey. I love this area and have lived here for about 16 yrs but if you are not prepared to travel ice and snow on curvy, hilly roads, to have to travel 25 miles for milk and bread, to have poor water and forget internet access then you sure dont want to live in Wilder, Davidson, Twinton or even Crawford. Crawford does have net access if you live close enough to substation. These developers are giving people a lot of empty promises and a lot of the ones that have bought the land in this area are sick of it and selling b4 they even start building. So while it is a beautiful location it is also a pain in the butt to live in. And if you are not healthy or a senior citizen then please take into consideration that to get to Wilder first responders have to travel from Crawford or Grimsley to get to you and that is across the mountain. The nearest doctors are in Livingston or Jamestown unless you go to Cookeville or Crossville. And if you have to have a service man for any reason be prepared to pay till it hurts for they dont come cheap when they travel this far. Same for deliveries . Sears charges $70 just to deliver a dryer to me. So think this over and take it from someone who knows that if it "sounds too good to be true-it usually is"
