Is is Wilder Mountain or Shand Mountain? The area I am referring to is just above Kimbal; the Welcome Center is at Hales Bar Road on the lake. If so, we took the tour and are very much interested in a lot. We were told that all the "Perks" were completed successfully and that all the roads would be in within two years??

Rick - What part of Florida are you in?

I live in the Central Florida area but have always enjoyed the North Georgia and South Tennesse area. Still close to so much (Atlanta a little over an hour away) but yet still a somewhat rural setting on the outskirts of town. My original post, unfortunately, was worded a little strong and for that I apologize to all the readers. However, it was getting frustrating to constantly see posts stating anyone willing to buy in Sequatchie Pointe has been scammed, etc. I researched a great deal before I purchased and am as happy with my purchase now as I was 6 months ago when I bought my property (a little over 3 acres). Yes, I bought with somewhat of a trust for the project to be completed as promised and the progress I have seen over the last 6 months appear to confirm. Actually, a friend of mine purchased several months back and told me that during a recent trip back there (two weeks ago) found that lots in Phase 3 are going for a 10% to 15% premium over a similar track from Phase 1 or 2. I cannot confirm that but have no reason to doubt the source. All I can say is I am happy with my purchase and look forward to breaking ground on my semi-retirement home in about 12 to 18 months. For those who have visited and elect not to buy I respect your decision. For those who have visited and decided to buy I look forward to calling you a neighbor. I still believe I have made an excellent decision and look forward to seeing its continued progress.

Crichton - Call this number and they can update you on which plats perked on the retest in February, and for how many homes. The results I saw show only a small handful didn't perk, and I am not sure whether the developer is selling the lots that failed. Marion County Planning Office #423-942-3527
Also, for an update on roads and utilities, call Betts Engineering at 423-756-7777. They can also give you the latest perk data as supplied by Groundwater Protection (Department of Health).

HUD Property report
Did anyone who purchased a lot at Sequatchie Pointe get a copy of the HUD property report they are supposed to give to you? They are supposed to give it to you before you sign the contract but instead they say they will mail it to you. Anyone had this happen? Did they mail it to you?

HUD report
I knew of the HUD report but did not ask for it during my initial discussion to see if they offered (which they are required by law). He was very upfront about the HUD report and offered that to me early on as well as gave me sufficient time to read the HUD report. He also clearly stated the seven day period I had to cancel if desired and supplied me with all the necessary documents at the time of purchase. As stated I have been very pleased and the few times I called for various reasons they have been very helpful and responded accordingly. After all the positive items I noted in previous posts (i.e. research, phone calls, etc.) I did one final check within my seven day period (back in January) and that is to check the Better Business Bureau. Go to BBB select Business and enter Detweiler in the search box. From the list select any of the JJ Detweiler companies and check their complaints. If you find any complaints from any of their companies there are just a few and have been resolved. I would assume that if the Wilder (or Sequatchie Pointe) project was as bad as some have mentioned then I would also expect to see a long list of complaints which are not there. In addition there have been no complaints from the Sequatchie Pointe project at all (hopefully this link will lead you to the Better Business Bureau report from their Chattanooga company - Better Business Bureau). Maybe I still have missed something but other than comments from within this post no complaints have been levied against the Detweiler company for the Sequatchie Pointe project since its inception January 2006.

HUD report
I to have not found many complaints on BBB or other resources about Detweiler. However, I did not know of the HUD Report and was not offered it while at sales office. Also the 7 day period in which you can cancell was not mentioned. I visited there in the beginning of the month. I dont know exactly what to make of it but by law they are supposed to provide you with that information.

I do not use the BBB for background checks on companies. The BBB gets its revenue from members, raising the question about its partiality on handling disputes and complaints.
If you want to know about the development, ask the locals.

I bought in Wilder mountain 3 years ago. It is the same developer as SP. Every time I go to my property there is new progress done. road, signs put up, keeping up maintance, etc. This company had done everything they have promised so far. I also went to look at SP. Yes it is expensive but they are going to have quite alot there, not just land. They are building a clubhouse, pool, riding stables just for starters. Anyone interested in that area should take a look for yourself and see what you think.
