My husband and I visited Fairfield Glade in April and are anxious to build there. We toured the area with an agent from Fairfield Homes. He told us that they were planning to offer lots in a new phase beginning in October. Since we are interested in a view lot, we want to be one of the first to choose a lot. Unfortunately, we have not been able to get any further info. The agent said he would 'put us in his database', but we fear that by the time we are notified and finally get from here (NJ) to there that we will have missed our chance for the lot of our choice.
The new phase (or just a new street) was to be located off of Catoosa Blvd between Rotherham Drive and Northridge Drive. Does anyone have any further info?? |

Jeren, I have a couple of recommendations for you.
1.) Be sure the agent knows you are serious about a purchase. I would contact him frequently to check on the lots. At some point the Lots will be surveyed and mapped out. This will most likely occur prior to any serious marketing effort on their part. As soon as you find out the lots have been mapped and laid out, that is when you need to be here. 2.) Fairfield may be willing to take some earnest money towards a lot. See if they are willing to negotiate a first offer deal on the lots. Get an attorney to help you with the earnest money set-up. If you are certain you want to buy there then the earnest money thing can work to your advantage as long as you don't have to put down thousands or decide to back out of the purchase. This will sound very odd, but I actually placed $10.00 down as earnest money when I bought my home. ($166,000.00 value) the guy agreed to hold the house until I got the finances set-up. You probabaly won't find this sweet of a deal at Fairfield but they are going to want to sell the lots asap...give it some thought. Hope this helps. Kerry |

We were in Fairfield in June and talked with an agent for Fairfield Realty. In fact, I think we looked at lots in the area you are talking about. We were shown a $39,000 lot that required a 2000 SF minimum house.
We actually considered buying until we were told that if for any reason we decided to not keep the lot that they would buy back the lot "at the price we paid for it". Raw deal, that. If the lot value goes up $15,000 they get the profit and you get the short end of the stick. If the agent told you that all those lots you drove buy (the ones sitting empty) were sold he was correct. What he really meant was that they (Fairfield Resorts) no longer own them so your not going to be shown those lots. Check with some of the other realtors in the area. You might find what you want elsewhere and get an agent that actually calls back. Our take was that FFG Realtors are very strict in their policies and you should be more careful than usual. Unless you are absolutely certain you are making the move consider a purchase through them with care. If you change you mind and there's profit to be made on the land, you won't get it. The contract you sign when you buy the lot clearly states this. We also fell in love with FFG and know a couple that live there. They are very happy they made the move. |

What city is this in? Update: Found it. Crime is good there! Best places says its a 2! Median age 65? Is this a senior place?

We found that FFG was mostly retired or soon-to-be. It was originally (and is still to some extent) a resort.
When we were there everyone we met was friendly and open. People would wave and smile as we drove by. Pretty area. Other, earlier posts are here about FFG. |

Remember there are two parts to Fairfield Glade.
There's a resort that sells time shares. Welcome to Fairfield Glade Resort, Golf Capital of Tennessee And there's a retirement community that's age-restricted to 55+ Official Fairfield Glade Website. The Premier Retirement Community on the Cumberland Plateau in Crossville, Tennessee. They share some amenities, such as the golf courses. It's becoming very popular. It's right off the Interstate, easy to get to shopping at Turkey Creek in Knoxville or Crossville. Very pretty area. |
